Family/ dining room layout

We are planning an extension to the rear of our house. I'm struggling to envisage the best layout for the actual extension.

We would like to include a dining area, but mainly use it as a family / play area for the children.

Any suggestions are very welcome!

A designer could help you visualise the layout with the help of 3D software.
What is possible also depends on the available budget.

Hello Jessica Mellor,

It is difficult to visualise sometimes when the layout in open plan like that. I agree a 3D could be a great idea. I complete a lot of 3D packages that help people with this exact dilemma. I understand the importance of wanting to get it right when it is such a large investment.

We can also show a few variations with in your 3D images - this means you can try several options on the layout of your space for example, or you can make changes to try several paint options, styles etc.

This is an example of a project we have recently done. Before, 3D and after.

In order to make the space multi-functional it will depend on the furniture chosen and the flexibility. A table that you can keep out of the way to enable use of the space as a play room on an everyday basis and chairs that push or fold up out the way perhaps?

Hi. I think as you have said that you are a bit messy, the kitchen is in the right place, slightly hidden from the lounge/dining area. If you moved it to the other side of the house, you would change that nice flow from dining to lounge area that you have at the moment. Both will be bright airy spaces, I would think, so that shouldn't be a consideration. If you are going to stick with having your sink on the peninsula, I would also consider a double height worktop to partly hide all the bits that always seem to gather around a sink. You seem to have the space there to do that, could perhaps add shallow units behind the sink and a small breakfast bar. Whereabouts are you? Let me know if you need any more help! Kate.

How often do the bar stools get used? If not very often you could butt a long (extending?) table directly up to the peninsular with up to three chairs either side. Extra dining chairs could be stored as bedroom chairs if you ever need to pull it more centred into the room to use each end of the table. But on a daily basis this would give you the option of keeping a sofa (in whichever position you prefer of where you've got them now) and perhaps replacing the other sofa with a shallow sideboard for more storage or poss to place the tv above so it can be seen from most areas of the room.

In my opinion the tv room is probably a little redundant if you have a big tv area in the family room. So I offer this alternative- this plan is around 4 m, is wider but by my calculations is the same square footage.

Hi Sarah Have you got multiple quotes from different builders or are you only working with 1 builder quote? Please note that it is always best to get multiple quotes, so you can assess what the real cost is, in your area. Please note that, I also agree that the overall cost would be base on the scope of works or the list of works to be gone by the builder and the specification of the finishes to the installed within your project. regards Erwin

I am presuming that your architect cannot produce 3d?. Maybe a concept planner would help, there are many good ones on here that work remotely.

You need to consider what you want in the play area. Are the kids going to have a sofa and T.V so that it doubles as a second informal lounge area. You need storage in abundance for all the toys, DVD's ( if you have them ) etc.

Once you start putting furniture in it fills pretty quickly.

Gina, I think a banquette style table would work really well in one of the corners of the extension, close to where the doors will be. That way, there will be more space for play!

Man about the house.. Thank you for your ideas. It's frightening how little it's going to take to fill up the space. That's why I need to think about it very carefully! I was hoping to have a sofa and tv in the space so both adults and kids can spend time there.

I think I'll look into getting some 3d help :)

Hi, have you thought about putting the kitchen where you've proposed the lounge to be, then you could have a dining/lounge family area backing onto you're garden?

It would be ideal to have timber bifold doors to open up the room and if you propose to have a flat roof, a timber Roof Lantern would look amazing.
