Which door would you block up if at all?

Hi all
just bought this house - needs a lot of work. Karen at Oneplan has sorted out my kitchen diner plans, so when ready I'll post pictures of before an after. She is amazing- honestly absolutely thrilled!
In the meantime perhaps you can help me clear something up.
We are having the wall removed between the living room and the smaller room (diner?/study?)
My question is which doorway would you block up (to maximise floor space) and if you would even block one up at all? There will be 30cm of wall on each side left and the living room is a bigger room. Let me know if more pics are needed I've tried to show you the hallway with both doors

Comments (13)Probably the 'worst' advice, we had, was when renovating a house in Provence. Fitting everything into the high-ceiling bathroom including a shower area, meant we were persuaded to build in a bath across our nice window with shutters. (.."There may be someone who wants a bath"...). It was therefore never as easy to just walk up to the (wisteria-fringed) window and look out. In 10 years, we never (once) used the bath, far preferring the really nice walk in shower, as did all our guests. (The bath turned out to be a dust and spider catcher and was a (back) pain to clean). Lesson learned. Having renovated several properties and apartments since, we have simply removed baths and concentrated on installing lovely to walk in, spacious and safe showers with decent water pressure. Comments (21)Garlic press. Always too small and always come out of the dishwasher with bits of 'clean' garlic still stuck on! I also bought one of those circle ones with blades inside that you roll over the counter - again too small! One clove at a time. I love garlic! Comments (13)Hi Mr Mr, that clarifies things. It would seem that if you go ahead with stairs from the hall then you will lose the smallest bedroom upstairs, presumably currently occupied by the youngest in the family? If so, then do you intend moving them downstairs or will you take the plunge and move yourselves into a new master bedroom downstairs? What will happen to the existing landing at the top of the stair from the dining room - could it be used to replace the lost bedroom? Could it be incorporated into one of the other bedrooms? Could it become a study [if needed]? When we extended a few years ago we took the opportunity to merge two existing bedrooms to give one larger room. The new extension provided two more bedrooms and we 'lost' one other original bedroom to become a 'landing library' open to the staircase so, in effect, a large gallery. In this way we went from a conventional 4 bed to a much larger 4 bed plus library. The house is just so much more usable in its new format. You will usually find that upstairs walls are easily moved as they are non load bearing. However, I am sure most people would agree that you should make the house suit your needs. It is well worth sitting down with a pen and paper and listing what you'd really like to achieve from the building work. If you are planning on this being a long term home then I'd take this opportunity to 'future proof' the layout for you and your family. If you are looking for resale in the foreseeable future then investing the minimum amount to get your kitchen diner is probably the way forward. Either way, good luck. Comments (21)Just to weigh in on the Howdens comments, the key is to make sure you know someone in the trade who can put you forward to them, that way you just get dealt with as a trade using their account. They do have sales on but generally speaking the price doesn't fluctuate much through the year, except when they have their big sale on which is usually October time. I do use Howdens and no, they're not perfect but most of the grumbles I hear are more to with customer service which don't fall in line with the glossy showroom kitchen providers. The quality of the kitchens is very good (25 year warranty iirc) so if you have access to them then do get a quote from them. I think what I would say is that if you go to Howdens, expect a slightly tradesman type relationship (the showrooms are far from impressive) but a key thing is that they hold stock on most items. If you get a damaged door for example, it can be replaced next day, try getting that out of Homebase....... With regard to appliances, we have SMEG in our kitchen and I'd never buy it again. Hobbs been fine, but three new ovens on warranty and whilst it now works fine, the previous two didn't. Previously we had Bosch for everything and it all worked faultlessly, so I can't recommend them enough....See More

I'd suggest take out the door circled - so you can have two different seating zones with a swivel chair in the centre that can be used in both areas ?
(NB. I checked first that putting the plan up was ok !)

6 years agoI'd block the living room door too assuming you want separate seating areas as per Karen's plan. Similar size hall with narrow console over a radiator for inspiration. Look forward to seeing the kitchen!
