Extension to semi-detached

Hey Everyone.

I am currently extending my house. The extension is from the back and side of the house. I am looking for some advice on how the layout of the roof will be. I am enclosing a photo of the plan. The roof that will join my neighbours side is planned as a chip/hip roof but the problem is the pitch is 7 metre long ( the second floor is 4 metre extension with 45 degree space for neighbour light) which we cannot make because the ceiling inside of the house becomes short. Is there any advice you can give me on the roof and how to build it. I am thinking of making a flat roof with balcony. Any suggestions ??

You will need a structural engineer for that, someone who is highly qualified. He / She will do the drawings and calculations, and you will then hopefully be able to see what it will look like, and how it has to be built.

Something like that is too complex for general commenting i'm afraid.

You are proposing to do major works and spend a considerable amount of money without the help of a professional. You will benefit greatly by getting an architect to help you. You will get a much better end result and for a lot less pain.

Either make the extension smaller so that you still have room for a small window on the side, plus put glass doors in to the kitchen from that room. . Or knock through and make the living 2 in to a large kitchen diner, then you can have the extension whatever size you like. Personally i think knocking through is the only sensible solution.

Hello. I love option 2 most. It feels much better to walk into the space with the kitchen there and much nicer working in the space over looking the garden. As you say, it's also a big plus to be able to also see both dining and seating areas too. Obviously I don't know near enough about the property or your needs to say whether this works for you but an alternative to lose the long living room which may mean you end up with wasted space - would be too lose the utility and move the bathroom down the hallway unto the now marked utility. Making the hallway bigger to enter the kitchen further down. You could then have a utility/boot-room at the front of the property moving through to the kitchen in the heart of the home - looking over the dining and living at the end which both look out over the garden/patio are with as much glass as possible :) Just another idea. I think the architect has skillfully fit a huge amount into the ground floor. Was your wish list that big? But if it doesn’t work for you why would you build it? A Concept planner would be a great way to investigate your options. In your position with a young family I might want to have a separate reception room, a bigger utility space, some storage by the front door and I might be prepared to move the stairs lose the downstairs study in favour of one upstairs, and unless you are going to use it don’t give so much space to the downstairs bedroom because it looks like the biggest bedroom in the house.
