Comments (8)If you want to maintain an open feel but improve the flow and access, could you install an entrance door in the outside wall of the WC (making the WC the main entrance hall for the house) and let the Store double as WC and utility? You could then do away with the existing front door, porch and stairs, take out the wall between the Lounge and Kitchen and install an open plan spiral staircase somewhere along that space (to suit the upstairs architecture). Comments (4)I agree with Johnathan in that the nicest option would be to have an entertaining space next to the terrace. You could simply flip the location of the kitchen and the living on option 2 obviously taking head heights into consideration. This would probably be the most cost effective change to your option 2 allowing you to maintain the number of bedrooms. Although all your living spaces are now in limited head height space, if it’s designed well it could make the space feel quite interesting and very expressive/individual. Be aware, though, that it can still be a little difficult to get terraces with planning permission so make sure there is some precedence in your neighbourhood of people doing the same. Finally, depending on your roof build up, you could also part expose rafters to gain a little more height and express the roof. You will probably have to double up some of the joists of the existing part of the roof and these might be deeper than the victorians so could be made to stick out past the insulation and plasterboard. The most important maybe looking at the garden, so from this your utility and wc should move to the front? the front of the garage area is the obvious place. (drainage permitting of course). This opens up the whole of the back to engage with the garden. Add some big bifolds or sliders (structure permitting). Comments (9)You haven't said whether you are determined to throw silly money at this or whether you are looking for common sense suggestions. My thoughts are: Office tucked away from the rest of the house with easy access to a toilet: tick. Kitchen/diner with views towards the rear (through conservatory) and also easy access to a toilet: tick. Front door to hall to living room to kitchen: chaos. If you focus the money on the front and right of the property you will get a great result for minimum expenditure.
