Comments (8)I think it's important to look at the functions you need your home to fulfil for you and then you can start to allocate space to these functions. Are you looking for a 4th bedroom, is this as a bedroom or is it a guest room/office/property value reasons. This will say if 1-2m is enough. Car ports are worth googling, they have been designed for years and are much less expensive than cantelevering but give you that side access. Do you use some of this as a utility room or as the garden shed storage, it's working out the brief that will help work out what work is needed and what can be combined elsewhere. I've just worked with a couple who were resigned to a £50k extension in a few years because their sitting room is too small as the dining table has to go there …rejig of the kitchen and it's a kitchen diner and suddenly the sitting room is twice the size and the extension is now an option and not a requirement. Comments (22)Hi Zenna, regarding needing planning permission - as others have indicated, that is not an entirely clear cut question, as it will depend on what you eventually do. There are restrictions on max height on such structures, proximity to boundaries etc which need a little careful navigation - and if you are changing the structure, you would certainly need "Building regs" for certain structural work. But my initial assessment is that it should be possible to achieve such a change under "permitted development" rights without the need for planning - I would advise, however, seeking out the services of a local architect to give more solid advice. If you go with a clear idea of what you want to do, they can probably give indicative advice on what can/can't be done without incurring the costs of a detailed design & the necessary paperwork. Comments (0)Hope someone may be able to give me advice. We are hoping to put a single-storey side extension in a strange part of our external space. We have fitted French doors that come off the kitchen to the main garden at the rear of the house. The side extension will be to the left of the floorplan and use the two doors - one off the kitchen and one off the hallway. We are hoping to have a downstairs toilet using the doorway from the hallway and a pantry or office off the kitchen. We have a private road that runs down the side of our property. Our external wall on the left of the hallway sits on our boundary. The is a flower bed to the road kerb. Was hoping someone could help with the following questions. - would we be able to go to the boundary? to run inline with the external wall of the hallway. - do we need planning permission to have a side extension that has a downstairs toilet? - Is it worth it as the space will probably only be 1 meter wide.
