4" extractor fan for bathroom

Hello!

I'm after a bit of help on selecting an extractor fan for our bathroom.

The instructions from the electrician are to get a 4" extractor fan!

All the ducting and everything is already done and it will be ceiling mounted.

The room is large (4 x 4m) and has two windows but as it's pretty much open plan through to the bedroom and dressing area, so we would like a pretty good extractor.

All recommendations very gratefully received- not too sure what's good and what isn't and what I should be looking for!

Hello.

A lot of people underestimate how important extractor fan is.

We have done a lot of large and luxury bathrooms for our clients. We have been using for many of our projects the following model:

The problem with that fan is its size and that you have to plan in advance where to install it. It is a bit expensive but I find it worthy as you can not compare with the quality of £30 extractor fan.

Thank you, thats really helpful.

I have no problem with the price, I'm just not sure if we'll have a problem installing it as all the ducting etc has all already been done.

I'm going to send the link to the electrician and see what he says!

Calling on the Houzz community once again. I am so surprised at how difficult it is proving to be to find extractor fans that suit building regs. Surely most people looking for extractor fans are in the same situation as me with the same requirements for minimum power size etc??? I am looking for 3 extractor fans, one wall mounted for the kitchen (minimum 60 litres per second pull due to distance from hob), two ceiling mounted for utility room and wetroom both need to be minimum 30 litres per second and have extra long ducting. Looking for 100 mm for all. Why is this so difficult to find and why are most of the websites that sell them so badly designed that you cant specify size and strength to filter results? The only one that allows this is screwfix and they have one option only. Anyone else been frustrated by extractor fans and found a decent site? Cheers, Jess

The bathroom in this neglected house was screaming out for refurbishment. We stripped it back to brickwork. Re-skimmed the plaster, installed down-lights, an extractor fan, a new bathroom suite, a towel radiator and some lovely Amtico flooring.

extraction comes under part F of building regs, so your architect should be detailing this in the plans for the extension. As i understand part F the important bit is Part F When inserting or removing an internal wall, care should be taken not to make ventilation worse. Any new kitchen, a toilet with no openable window; a bath/shower room or utility room should be provided with a mechanical extract fan. The type of room will determine how much ventilation is required. Part F says that where a kitchen previously had only a recirculating fan this can be retained/replaced if it is made no worse. However, I would always recommend fitting an extractor to deal with condensation. • Kitchen: 30l/s if over the hob and 60l/s if placed elsewhere so you could have an expelair type extractor on an external wall that will comply with regs at a minimum.

There are some ceiling extractors that are built into a downlight so if you do have access above the ensuite then it can be ducted to outside. Most bathroom extractors also have a timer and or condensation fan over run so they also need to have a permanent live feed as well as a switch live (ie from your lights) so your electrics may need to be slightly modified which means you'll need an electrician as this will involve 'part P' of building regs, this can incur a lot of extra costs if your fuseboard isn't up to date (ie rcd protection for lighting circuits), so if opening the window has been fine up to now, i'd probably stay with it.
