Ideas about the cost of work

Hello all! We are thinking to buy a house and considering whether we can afford a remodelling of the existing house. I don't have builders yet to ask this question. Could anyone give a very rough estimate how much this kind of changes will cost us. Then we can make a decision if we can buy a house at all. I would like to build a first floor extension on top of the existing and move the bathroom from the ground floor upstairs. Thank you very much.

Tony, if you are on a budget then I would not rule out IKEA for kitchens. You can buy the kitchen and find someone to fit it and if you wanted to save a little labour cost you could put the carcasses together yourself. The quality of the IKEA Kitchens is surprisingly good and although Howden's quality is also good I find that there costs are sometimes unreasonable and the range option is lacking. You could use the saving to buy better appliances such as NEFF or Bosch. With regards to Victoria Plumb you can buy directly from them and again I was surprised at the quality of their product compared with the price. For a house I refurbished in the Wirral I used them for both the vanity units with wash hand basins, wall cabinets and also for a "wall mounted" toilet unit with toilet. The caveat is that sometimes Victoria Plumb's customer service leaves a lot to be desired if something is missing from your delivery. With regards to skirting have a look at Ebay and find yourself one that has alrady been primed as you then just need a top coat of paint. Be brave with your decorating and take your time.... it is those who rush it that generally mess it up and it is not really that complicated.. and don't forget to buy dust sheets! :-) Also where there are any joints between plastered walls and architraves/window cills, wood details, etc., use a white acrylic mastic. This is easy to apply and give a nice clean finish but again take your time and follow the instructions. I generally have this done after the decorators have finished on all of my projects and it makes a huge difference.

usually with a mid range finish i find out the 500-600£/m2 refurb price works out plus minus good. if you would like to renovate the whole ground floor. that's incl -plumbing upgrades -electric upgrades -studwalls and remodeling -plastering -painting decorating -kitchen fitting -flooring and tiling not incl client supplied items such as -kitchen -tiles and miscs -2nd fix materials -profession fees if its any structural change

Don’t just concentrate on the cost of the works. You also need to remember the cost of hidden extras like skips, extra costs of not having a functional kitchen (regular and frequent takeaways are very expensive!), tea for the workers (more than you think), and the insanely time consuming and brain-frying issue of decor and soft furnishings. Also, factor in a contingency of at least 50%, because you’ll definitely go over budget and building costs will increase during the works because supply is definitely not keeping up with demand. Yes that sounds cobbled together. I suspect the cost of the quote is mainly high because stair carpets mean lots of wastage and they will possibly have an additional cost of binding the edge. Consider getting the carpet shop to just fit a landing carpet and for the time being you use your own runner for the stairs and possibly upgrade to a matching stair carpet later
