3-bed semi extension

First time poster!

We are currently considering extending our 3-bed house to include a utility, study and toilet/shower room on ground floor. The issue is the width, we don't want to block access to the rear. A 900mm side access leaves us width 1600mm internal width for the extension.

Attached is our current proposal and the existing layout, the extension is north facing. There is an issue with access to the extension from the kitchen, it will involve modifying the kitchen slightly.

Looking for layout advice and if you think its worth extending by such a narrow width.
