3-bed semi extension

First time poster!

We are currently considering extending our 3-bed house to include a utility, study and toilet/shower room on ground floor. The issue is the width, we don't want to block access to the rear. A 900mm side access leaves us width 1600mm internal width for the extension.

Attached is our current proposal and the existing layout, the extension is north facing. There is an issue with access to the extension from the kitchen, it will involve modifying the kitchen slightly.

Looking for layout advice and if you think its worth extending by such a narrow width.

Hi.

For me personally I don't think 1.6m width for a shower room or utility is all too bad, especially as you have good length

In terms of your utility...if your appliances were kept along one wall, you'd still have 1m walking space which is ample. You could have shelving units above these appliances to create storage and Tall cabinets alongside to store, mops, brushes, vacuums, etc.

You could then have narrow units on the opposite end to store bulk buys, jars, etc. It depends what you intend to use the utility for.

1.6m width for a shower room is nothing too small; our downstairs shower room is 1.4m wide and 2m in length. We have comfortably fit in a 1200*800 shower, a good sized toilet and, vanity and towel rail. Good Lighting always makes a small space feel larger (LED strip Lights works wonders).

And for your office, I'd consider having desk beneath the window or on the opposite end to where it is marked on your plan so you can look out and cabinetry on the opposite wall for files, books, etc.

I'd be tempted to extend your kitchen further out, if possible to give a wider kitchen, to give a more spacious over all feel.

Hi. I'm not sure if you're keeping existing furniture or not. I would do as OnePlan said and swap sofa and table. Have your table against the wall with a banquette or bench to keep a feeling of space. Consider an integrated WM and TD and use the TD space for storage and then flip either one or both storage cupboards in the utility to open into the open plan space for toy storage. If you're buying new sofas I might lose the straight sofa and have a chair in the bottom left corner and have an upholstered footstool for extra seating when needed. You could then have bifolds doors so you can open up the whole space for entertaining. The doors could be glazed to give the feeling of space or not to hide anyway any mess. Out of interest what's the distance between island and sink units as it looks quite tight by eye?

I would extend to sunroom at the rear for the whole width of the house and make a large open plan living/dining/kitchen that starts from about the line of the airing cupboard. You will get some more space for bedrooms 1 and 2 and might have space for utility room on the side as well. The stairs to the loft should be in the open space. Its hard to tell from the picture but perhaps worth considering moving the entrance to the house through the side? around where bedroom 3 is now and straight into the open space. This way the whole entry hall is used to make the two front bedrooms bigger. this of course only if the side of the house is wide enough and nice. Ha ha, I did wonder if that was the case. Planners might deem it overkill if we went out at the side as well as up and it would be on the boundary wall with the neighbour as well. Maybe if it was only a the end section it would be ok but I'd have to ask the planners The issue is that if we built into our driveway then we couldn't have a garage - not one that useable for cars as such. It's not a wide driveway so the garages are all set back into the garden (the owners of this one have removed it so we have to put one in anyway!) I guess it doesn't really matter as long as we leave enough drive behind the gate as I only want a garage to convert into a workshop I presume the value of a garage is really just about having a useable outbuilding??

Hi Louise, It's always a good idea to go full width, but people often go only half as this is the only way the extension can qualify as an approved development. F.ex if you have a smaller garden, your new extension can't steal too much of that space without a full planning permission. The other obvious reason is of course the cost. If you have enough garden space, a 3m extension would fall under permitted development, so as long as you convince the planners on this, you'll have one worry less. Of course it's a good idea to keep your neighbours in the loop, they often appreciate it. Hi Frank,

From a fire safety perspective, we'd suggest moving the door from the living to the kitchen/diner and place it next to the entrance hall - the reason being that fires are more likely to start where there are soft furnishings and you'll be able to get to the main entrance/exit faster if you are in the living room.

As agreed with the above comment from A S, explore extending the kitchen/diner out to match the building line of the proposed utility.
