Need help with my small 2 beds house

Hi Community,

I've just bought my first property, it is a new and small building 2 beds house and I am struggling to find a good layout for my small house.

- Kitchen and Living area

I want to fit a dinner table and my tv.

- Bed 1 and bed 2

A wardrobe

I am a minimalistic person who is allergic to domestic dusty. Therefore, the furniture has to be easy to be cleaned.

Any help will be really appreciated.

Kitchen - 3.68m x 1.98m (12’1” x 6’6”)
Living area - 4.72m x 4.20m (15’6” x 13’10”)
Bedroom 1 - 3.64m x 2.61m (11’11” x 8’7”)
Bedroom 2 - 4.20m x 2.48m (13’10” x 8’1”)

Congrats on your new home! Looks like there is room for wardrobes in both bedrooms? How many people do you need to seat at the dining table? Ikea do great fold away tables, you could have one just next to the kitchen. They also do fold up dining chairs that you could either hang above it or keep in the cupboard. I'd then put another sofa in the living room facing the current one.

I'd put the sofa on the wall to the right (opposite where the sofa in the drawing is). And a cabinet that incorporates the TV on the wall to the left. One chair in front of the windows, one chair with it's back to the kitchen.

A round dining table in the left hand bottom corner.

Same floor throughout: luxury vinyl, cork, linoleum or laminate probably.

Hi. It's hard to tell if this will work as I can't tell the door width but what if you were to build a ŵall to wall bookcase on the desk ŵall incorporating both the tv and radiator? Ignore the design of this one, was just showing a pic of one against a window, You may need to widen the pillar by the dining room entrance slightly. Perhaps ammonite by F&B for the ŵalls with a floor that picks up one of the tones in the table. I'd also paint the coving in the ammonite and a darker shade of grey for the bookcase. Have a 6ft sofa (allowing for side table and lamp) opposite the bookcase (not against the ŵall) with a chair angled in front of the bookcase and perhaps go for an upholstered stool on legs as per your inspiration pic. You could use Romans on the windows, maybe in a vertical stripe and then use geo patterns for the cushions. Re lights I'd add ŵall lights to the bookcase and a flush for the living room, preferably just 7 inches high. You can afford to hang something lower over the dining table. Are you keeping the tall cabinet? I think your current table will look lovely with some upholstered chairs

Moved from a lovely 2 bed flat in Ealing to a 3 bed Victorian mid terrace in Hitchin in North Herts on the train line into Kings Cross/Moorgate in 2011. I struggled to leave the city but our town is v lovely and unique for commuterville in that there is a lots on offer on our high street both for shopping and entertainment. That said, we've sold to move a little closer to a big city again. Moving 10 miles north of Brighton later this year. I love our house and the space but after 5 years I feel I need more than there is on offer here and once we leave this town, it's a 30 minute (usually more) drive minimum to get anywhere with more on offer. I'm a city girl through and through and though I can no longer afford to live in one, I need to be close to one. Space is great, but think of what you do with your spare time, though it's pretty fab for where we are, I feel I outgrew this town of 35,000 people in less than 5 years.

Hi. To create a sense of texture and a feeling of height, why not include a dwarf Japanese Acer in front of something taller. Many have interest all through the season, with changing leaf foliage. Also something to consider whilst look for a landscape designer to help, is whether you want a restricted colour palette or not? Such as greys/greens/whites/purple or a wider variety of colour. Love to see it when all finished. Also if you are on Instagram it might be worth following the guys on ‘My Tiny Estate’ as they plant up different areas of their own property. They are learning all the time too. 🌿

I can see potential for a 3-bed by turning the downstairs reception room into a bedroom but I don’t think you’d fit a third bedroom upstairs. You could consider turning the downstairs shower room, or part of it, into a utility / laundry space. Changing to 2 separate flats could be problematic in terms of access to the first floor one - presume you’d need a shared entrance which would make accessing the ground floor front reception room more difficult. Also, I don’t know if you’d need any special permissions, plus extra fire / safety regs to turn a house into 2 flats. It seems to be potentially a lot more hassle to take that option.

Thank you very much all. I spent few years living in a tiny flat in London and now I finally got my own place and I want to make it comfortable and nice.
