Comments (11)Office/Guestroom: Shame about the two doors in the study/guest. If you got rid of the vestibule and made into a pantry for the kitchen and then made a pocket door from the guestroom to an expanded WC/shower-room, could you have the door to the hallway? A pocket door would mean you don't need to account for the door swinging into the room and as it's in the extension there should be a cavity for it to slide into. Would that make space enough to have the double bed and a desk? Then put the desk in the corner under the window and the bed on the wall that meets the hallway? Would the pullout daybed not work - when needed it becomes a double, but when not it's just a single? You could also look at a trestle desk that can be stored away when you've got guests and a wallbed for when it's an office. I seem very determined for you to have a door from the hall to the study :) Kitchen:- Do you need the table in the kitchen? Could you not have a peninsula with cupboards underneath and seating around, kind of like a breakfast bar? That might kill two birds with one stone - increase the worktop space and provide an in-kitchen dining area. Using the vestibule as a pantry would increase the storage space - it could be for food or for equipment you don't use often. Downstairs WC:- Is there scope to having the WC under the stairs? Would that help with more space for the guest room and kitchen? You might end up with more wall space in the kitchen to have units, and countertop, against. Comments (14)Hi Imran, Very exciting to be starting your project! I'm not going to make any suggestions on how to layout your space as I'm not an expert but having just gone through a very similar process I thought a few words of advice might be helpful? We were looking at remodelling the downstairs of our house and got structural engineers and architects involved but to be honest it was our designer who was the most help and has stopped us making a couple of silly and costly mistakes with space planning (nothing to do with colours, paint choices or curtains!!!) I would highly recommend working with someone who can do some 3D models and renders of the proposed space for you, so you can see how it will all look. Our designer was amazing and we ended up with 4 or 5 different computer generated 3D images (and YouTube videos!!!) of how the space would look as you walked around it. Not only was it amazingly helpful but she also saved us a lot of money on structural work by pointing out things that would have been costly and not really add anything to the space. I've attached a couple of pics of our space and then the 3D images she did for us. Structural work and remodelling is expensive and our designer (Gina from Create Perfect) was a fraction of what we're spending on the house (far less than I would have expected) and has been worth her weight in gold for getting the space right! I was also surprised by the amount of money we saved using her trade discounts for things like worktops, appliances, carpeting and lighting etc) We're in the middle of building work right now, so I can't post any finished pics but my advice would definitely be to spend a little bit of money now and make sure you get it right as the wrong decisions with walls and structures are mistakes you can't change without a lot more time and money! Comments (8)I'm sure Karen will give you lots of options :) option 1 utility position doesn't work for me personally. I wouldn't want to be trecking through those doors etc. I don't know if an option would be to make the study a combined laundry/cloak and then extend the playroom to include a desk. If you work from home a lot though that could be an issue? Option 2, the kitchen doesn't feel big enough for the house and not sure how many tall units you're wanting? The loss of door in the play room is also tricky for hanging out washing. do you mean like an oriel window for the window seat? i don't know if i would change the window and door around? Just thinking of taking rubbish out, bbq's, al fresco dining etc so the door may be better from the kitchen?...See MoreFeedback on kitchen layout please
Comments (2)I'd consider switching fridge and freezer units. You need to be able to access fridge without disrupting the cook or traversing the kitchen... i was told :) our layout is very similar.... i'll share the render below...See Morechispa
