Size of tables

The blurb says: W 690 cm / D 380 cm / H 490 cm. Surely this is mm not cm?

Hi MJ, unfortunately this does appear to be an error on our
part, I have now corrected this and can confirm that the dimensions are now
showing in CM and not MM. Many thanks-Stace

Hi Kerry Thanks for your response. I am attaching the final plan for your reference. Lots of things still needs to be sorted. Need expert advice. 1. On GF there is a door and solid wall to go to the lounge which we are expanding, we are in two minds to whether to keep or to remove the solid brick wall and replace with glass pocket door or slider to give a open look, or shall we keep the wall to maintain privacy and will get two walls on both sides to play with interiors ( size of the lounge is pretty ok)? 2. Shall we put glass partition or solid wall for the dining area showed in plan ( which we are planning to keep either as play room/study/spare room - to be decided later) - keeping the access from both sides- lounge and from outside. Advice please. Upstairs: 3. Now as per the plan we are having 4 double bedrooms. We are converting the 5th bedroom in a very tiny box room ( not going for on suite as shown) access from BR3. 4. We have to get rid of the onsuite of BR2 ( which we are not very happy with :( ) and also had to compromise with the big family bathroom ( again not very happy) to make the landing bit open and big. We are now thinking to make the landing bit small and keep the BR2 big by moving the family bathroom approximately 500 towards the landing and keep the landing small? Advice please. 5. Is the size of the onsuite ok or shall we move 4” towards the walk-in cupboard and make it big? We are still deciding on walk-in shower vs shower tray enclosure. 6. Will the Family bathroom be too congested? I have been advised to go with either 1000 x 1500 corner bath or 1200x750 shower bath, which I am not very convinced with. Can’t get everything ;) 7. Ideas on the location of bathroom fittings please. 8. We are going for water UFH on the ground floor. Any advice on flooring for GF and FF. We are thinking to keep the carpet and radiators for upstairs or laminated flooring recommend? Opinions pls. 8. Ideas on roof light/ roof lantern pls. 9. Advice on all the doors pls. 10. We are going for cove light, spot light and central light but confused to give the detailed design for electrical points. Electricians waiting ! Too many questions waiting for prompt positive response from the experts.

I think you're right jessa61, about waiting. The thing is, as you said, you're not in the house yet. When you get in and the floors, walls are ready and the main sofa is in, then add to it. You may dislike what you have in your head as soon as you see it all in situ, you may not. I really like the last table you posted, it's great with the sofa, and, in truth, i actually really dislike all the thin framed marble top tables around at the moment. It's not a trend i'm on board with. I would definitely wait for the accent chairs. Chesterfields are beautiful and statement pieces, however, they can be uncomfortable to sit on for long, there's no upper body / neck support and you can't lounge on them. So, this is why i personally think they go very well with high backed armchairs. You lounge on the armchairs with your feet up on the footstools. Also, you say you want two footstools, which is great to go with the armchairs, but you sound like you want to sit on the sofa and have them in front of you, which will be difficult with a coffee table in the way. The footstools can stay with the armchairs and be occasional seating, yes, the chesterfield needs to sit with the coffee table in front of it, not footstools. I think the side tables are a good idea, i'm not sure about the height you need, i'd wait to see how you use the seating before deciding. The height may be irrelevant and you may not want lamps on them at all.

I think you'd need to take more of the wall down so that it doesn't look so radical. If you had a walk space between the table and the units in the kitchen so that you could still walk through room to room it would look better. However, unless you own the Freehold of the building outright, you still need planning permission in a flat. Therefore, you may as well take the whole wall down, because removing 2/3 of it will be virtually no difference in cost to taking out the whole thing. I imagine you may still need a support at ceiling level, unless you are on the top floor with an attic. That will be the thing that costs money. You can cut a doorway in a wall and put a lintel over it, but a gap larger than a doorway needs looking at by a structural engineer, especially in a flat.

Just reading the comments and suggestions on here shows the capacity for lots of variations possible for a design in this size of space. Have you considered investing some time working with one designer - who you can work with to produce a layout that ticks your boxes and then shopping around with the finished plans - (this is the kind of service we provide ) it may be a bit less confusing than several people ‘having a go ‘ - although it’s always great to get others opinions on Houzz, and of course it’s lovely that they are offering you this help at no cost. But might be worth considering, as you will be living with the results for a long time!
