who designed and who built thi enrtanceway /porch at what cost ?

considering lots of ideas regarding seafront apartment block communal entranceway, very difficult to get figures but need for residents AGM so ballpark figures most welcome

Nice Tractor shed ! Normally when constructing wooden wall, you would just create the openings in the frame for the windows and doors out of the same timber as you go by changing the postition and length of the noggins. You don't buy frames for the windows as they just screw to the wood. Door frames are easily ordered off the internet, so when you're doing the construction, know in advance what size windows and door frames you want. The challenge is the roof construction as it needs to be sound and the whole building will likely need to comply with building regs, therefore, i'd suggest that unless you can design this to comply with building regs yourself, then you'd need a structural engineer to do it for you. You need allsorts of different sized timbers for different points on the building and roof, so best to either find one that you can order from the net and amend a little or get the structural engineer to tell you what you need. ( he would do that anyway on his plan ) Plans too are often available off the internet, but you pay for the service as it's a skilled and time consuming job. If you're not happy with all of the construction yourself, then i'd still suggest a good carpenter. I'm sure you can find one that will be happy for you to work along side and not just take over, as i get the impression that's what you'd like. I've done the same for some customers. However, you must be prepared for the fact, that you may slow him down and time is money ( no offence, I don't know your abilities with regards building construction ! ) Here's a good guide for planning permission etc on Timber framed buildings Timber frames There are some wonderful buildings on here that may suit, or the carpenter could amend :- Warwick Garages As for the Sheet cladding :- It's a specialist fit job really as there are all sorts of bits and bobs you need to bolt them together and then to make the roof ridge. You would be best to use a site like 'My Builder' to find a specialist in your area that can do it for you. Again, with this, you need to find out the sizes of the sheet materials available before you can plan for the roof timbers because, the sheets come in particular sizes, the roof timbers need to be the right distance apart to bolt to the timbers without the need to cut each one to size with an angle grinder. Here's and example of sheet cladding suppliers Steel roof sheets It all sounds very complicated I know, to people that build stuff all the time it's not that bad, you just need to know an awful lot if you're going to start from scratch and not buy pre-fabricated. As a vague vision, (can help on detail if you think ok In principle) Ideally I’d reclaim the annexe for play/music/ kids room and annexe bed add ensuite as use for students. Turn cloak room to downstairs loo access from hall. current student bed into cloak/boots storage and utility. Open up current utility to access new cloak room and if you need extra kitchen space could put larder where wash machine etc is at moment, I would avoid too much wall movement as expensive assuming you need to save the money for new chalet in garden (friend achieved chalet style for around £65-70k). If you have budget I would certainly extend upstairs one side of house to make use of eades and up to full height so you could have as a minimum bunk bed arrangement or 2beds depending ages of your children. Pending budget could look into whether can get another bedroom up there. Obviously this is just a vision would need more detail to confirm, hope you can see mark up on plan attached

Hi Ellie You are right. The porch flat roof is sitting under the bungalow roofline. I imagine the previous owner went for practicality over looks. If the porch roof line had been higher they would have had to cut into the bungalow roof. Would have looked better-I think- but would have cost more so I guess that's why it wasn't done. The front door is actually recessed into the bungalow so it would mean that if the porch was removed there would still be somewhere undercover while you got the front door open. I guess I was hoping someone on Houzz could found a solution that would look adapt the current porch to look fantastic without cutting into the bungalow roofline and cost very little. Ha ha! I think I am expecting a miracle!!

Hi thanks Daisy, So I thought it would be a headache trying to get it consistent, which is why I am looking at other designs which would still give a complimentary look. I have seen kitchens with a differently styled island and looks great! And yes I agree the terminology is not accurate, but I am just using the word for lack of a better word. Yes, so for that design I have attached above they have quoted £3.7k ish, but they are giving me a "special" VATless price which is just over £3k. Which is still quite expensive in my eyes, as this does not include installation. I had spoken to Wrens before and I believe they gave me a rough estimate of about £2k without installation. (Especially with the multi-buy sales) So I guess my goal here is to get an idea of different designs so that when I go in a few days, I can give the Wrens people a good idea as to what I want. Would a high-gloss black cabinets not work (with white countertop)? I kinda like the idea of Black and white high gloss contrasting. Or perhaps, high-gloss grey cabinets and laminate top. Or how about just a full white cabinets and top. I am trying to find the best design to compliment my current kitchen that is not the same design as the existing one. Thanks EDIT: All - Black this looks quite good no? Blue and White? I have blue curtains so this might work? Grey cabinets with marbley white counter?
