I also love a lot of the tiles that you can find here, for example the one I linked to could look great: https://tilebar.com/phantasm-marble-tile.html Marble probably has to be sealed, but it's quite stunning and different. Comments (10)Hi Pete. Firstly i'd establish what the walls are like in the Conservatory. I'm guessing that it was just an ordinary conservatory that's had a 'proper' roof put on it. Thus, as per Jonathan's plan, this would remain a separate entity unless you re-build it as an extended area, due to the walls being insufficient to knock through because they are single skin. If you have the budget for a proper extension, this may mean knocking down the conservatory and starting again, as it could prove to be cheaper, you'd need to get a builder to have a look at it. Your second design may well not be possible due to the position of the drains, which are undoubtedly out to the right. Do you want to keep the shower room? It would make for a better layout if you could convert it to a utility area. Comments (9)Instead of those open shelves would you have room for shallow cabinets all along that wall (like 300mm deep kitchen units) - would make a great pantry where you won't lose everything at the back. Would it be possible to put toilet under stairs with access from hall, rather than off the kitchen? Or expand that cupboard on the right in the hall and make that the downstairs loo?? Would be closer to the upstairs soil pipe too. I'd draw out a few different layouts and then walk through them for the way you live as a family on a typical day and see which works best. Taking into account views from windows too. For example, you might want to put the kitchen down the right hand wall where you have the TV at the moment. Then the kitchen is in the middle of the space. You might want to add a door into the utility room (off the kitchen) to get external access to bins and generally a messy entrance so the utility room can be dropzone when you get home? External door could be to the side or facing the front? Regarding where to put dining and where to put seating/play, it's good for this to be flexible so you an switch over the function of the spaces as you might prefer sitting in one spot where it's darker for the TV, or you might prefer sitting with all the windows/doors to the garden. As kids grow older their needs change too, so just accept you'll have them under your feet wherever you are - they won't stay playing in a dedicated space for a few more years so good storage to tidy up at the end of the day is as important as having a bit of floor space where you can see them from the kitchen....See MoreBrian Rokefield
