Design Dilemma Living Rooms

3.48m X 3.30m Living room/lounge space. Too small??? Layout ideas

Hi,

I posted on here last week after submitting an offer on a house. We should hear this week if it's been accepted or not (I am hopeful it will be, but I still have my fingers crossed because I know there were multiple offers!), but in the mean time I'm starting to question whether a squared off living room with the above measurements and doors in these awkward places will be large enough, or how it could really work. I've been googling "cosy small living rooms" and the like, and looking on pinterest but I'm a but stumped for ideas on how to use this lounge space:

Any ideas on how to arrange? The only thing I can see working would be a very small corner sofa directly in front of the extra chunk of wall/l shaped bit on partition wall to kitchen, with a tv bench on the other side of wall to the stairs, and a small arm chair maybe in front of the window.

Does anyone have any tiny living spaces they'd e willing to share or any tips for layout/how to design space with little room?

Hi Jade.

The room is small and it is also the walkway to the back f the house, which further obstruct its functionality. If you are keen to keep the living room separated from the kitchen, then your furniture layout is probably the only way to go.

I would advise you to consider taking down the wall to the kitchen and create an open plan. It will make the space feel spacious and you might even consider a different layout: Place the kitchen at the rear on the right wall, place your lounge on the opposite wall facing the kitchen, put a room-dividing furniture in between with the TV inside and place the dining table where the lounge is now. You can get a really contemporary looking comfortable space.

Dear Caroline, Congratulations on your new flat! Not wanting to assume, are the steps leading downstairs to the kitchen start as you enter the room? Couple of things for you to consider: - Storage unit on the other side of the stair (is there a bannister/wall/railing?); please do send through pictures. It might be possible to fit in a bookcase as a divider (recommend a low one and to accessorise the top, for example, with a vase, lamp, picture frames and candles. - Your lounge area is not that small; however, rather than a couch and a chair, have you considered an L-shaped sofa, with a coffee table in front of it and a TV unit across on the opposite wall. - What is your budget and preferred design style? - What is the flooring? Idea - on the original downstairs - if the kitchen top/bar came from the bathroom side of the room it might divide up the space better - i.e. kitchen<->dining would not be via/infront of the bathroom door and your natural route to the bathroom would be more along the side of the diner than through it? Perhaps a bar/open room divider might also help the effect? Effectively the right hand side of the house becomes a corridor/thoroughfare even if its not divided like a traditional hallway. Old fashioned perhaps - consider all options - shoe horning open plan into a space 'just because' isn't necessarily the right route. I'd also dig up the original floor plan - i.e. don't necessarily work from where you are now? Just a thought. Or perhaps something like this - pocket door into the diner - might need some tinkering since it nicks the long wall in your lounge as pictured... Bathroom doesn't move though so water in/out is sorted and I'm sure a bathroom can make effective use of under stair space somehow?

Hi Simon, that is such a lovely room and I love the wall colour. Lovely and bright too. You say you’d love two sofas facing each other, but in reality it would make watching the tv almost impossible and there will be little space for access to each end of the room. If I did that in my living room, the tv would end up over my shoulder and the other sofa would block a door! I’m not sure how wide your bay window is with the high armchair, but I wonder if you could fit a small sofa there instead? I assume you haven’t already got a suitable sofa elsewhere. You could bring the leather chair at the other end of the room forward near to the sofa and place the tall armchair in its place? And of course the teepee must take pride of place 😊

Hello Celia Reis, Lots to think about... It does not matter what you have but where you place it to make it work. And what is there that make the room become one (sounds very yoda ) :) How about putting the sofa by the window. The box where the sofa was. See what that looks like? The side table in between the sofa and the chair. Add some shelving to the alcoves. Re: photos There are lots of photo places that will make photos much larger for a portrait. Group pictures together on the shelf or on the side table. You do not need to space everything out. Some questions: 1.What colour are the walls ? 2.What colours do you like ? Is there a favourite material you like that can be made into a paint colour or made into some cushions. Then use the colour throughout as accents. 3. What items did you want to repurpose? What colour ? 4. Can the cabinet fit in the alcove? 5. Does the fireplace work? 6. Do you have any larger pictures, photos ? 7. Are both lamps the same size ? What are they to be the same colour ? 8. Will there be a TV in the room ? Some pics to help. Are there any elements in these pics that help? So change the placement of furniture like in the pictures. Put everything you want in the room and play around with them. Have fun:

These little houses are great..............they offer up potential for growth for the future. I would always bear in mind what you could do in the future, fairly easily, funds permitting. Never change something unless you've thought about the future first, as you don't want to be doing things twice.

I did one a few years ago, very similar to this. These layouts are possible - all depending on budget and preference and as always where the drains are:-
As is with these houses. You can add a porch if you can..............always handy. There's also wasted space under the stairs which can be utilised for storage, shelving, open them up etc . Sometimes you can access the space from the dining area and make a pantry............all sorts of possibilities.

Just had a spare hour and fancied a play!
