Comments (21)Hi All, after some hiccups we've finally had planning permission, building warrants etc. approved and are sourcing a builder (again, thanks for your great advice). We're still deliberating over some use of interior space (the play room and hallway dimensions). I'm not sure we need the playroom to be extended (we could always do at a later date) and was thinking the wider hall (as per pic 2) may make things feel less cramped and, perhaps have some function other than a transition space. Comments (13)Thanks Jonathan. That's definitely one of the options for the long term as we are planning on extending into the loft to move guest or master there. We are thinking about extending to the side of the kitchen (to the left) and incorporate the back reception room so that the open plan kitchen/dining/lounge is L-shaped. And then we could have the existing dining/breakfast room as really nice laundry/mudroom/dogroom with the back door into there. Alternatively, keep the back reception as it is (formal dining or separate lounge for growing kids), keep the dining in the breakfast room and extend out to the right to make kitchen a little bit bigger (big enough for island between galley sides), big glass doors to garden, etc - but also add on space to the right to make separate laundry/mudroom/back entrance. Above that we'd put ensuite and walk-in closet onto current master. And this is why I don't know what to do with the current 'temporary' kitchen solution - in all likelihood it will be there fore 3-5 years, so don't want it to be just thrown up without thinking about it, but I also don't want to have to re-do work later, and I especially don't want to take down period features and ruin room proportions for a 'temporary' fix. And of course we need to know what we want to do before we can get the electrician round to re-wire the house, so it's not something I can consider for too much longer......See MoreKitchen Diner & Knock through - with pictures
Comments (6)Wow - fab space to work with! Woodburners and kitchen extractors have clashes in their installation guidelines - so be aware of this when it comes to getting each signed off. Also in general ( although I assume you’ve looked into this before pulling down the wall ) the thermo efficiency of a conservatory isn’t usually up to indoor living conditions - hence most have an outside grade door between inside and the conservatory... so anyone inspired to do this too, after seeing this thread - please get this checked before you start ! Looks a great space and looks like you can still use your kitchen in the short term while you get it planned. I’d echo what Jonathan said re an island - as this can be a good option in a space this size ... but there are also lots of other ways - my advice would be seek out some professional help to create a design that suits the purpose its required for ( ie to be on trend if this is a house you are flipping - or be tailored to your family if this is a long term home etc) There’s a few of us freelance designers on here who charge to design but then you can shop around with ease - or you can approach several shops to get free designs done, but it is harder to compare like for like that way....See MoreNew kitchen - knock through into office?
Comments (6)There are so many options here but your wishlist is long. I would try and find an architect whose work you like. An initial consultation should be money well spent. They understand and manipulate space in ways other people cannot conceive. This does not look like a simple wall removal project to me.
