Ensuite or shared shower room for 2 bedroom loft conversion?

Hi,

We are considering a loft conversion with a layout similar to the below floor plan, but really have a dilemma whether to make the shower room ensuite or shared?

Our likely usage of the bedrooms are guest room and home office.

Do you think an ensuite would be more desirable to future buyers or the flexibility of a shared bathroom?

For us right now the shared option is slightly better, but probably not quite as nice for guests staying who would no doubt prefer an ensuite!

There is another bathroom on 1st floor, but no ensuite in any other room. There is also a downstairs toilet.

Interested to hear what others think!?

I’d prefer shared shower room if it’s the only one on that floor

I think you have to make a decision about what is possible.
On the plan you can’t make this shower room a Jack and Jill arrangements because of the different levels.
If you make the larger room into an ensuite bedroom this disadvantages the smaller bedroom that will have to use facilities on another floor- I would only do this if:- the smallest room is bedroom 6 and is therefore more likely to be used as a study. Alternatively the small bedroom may be bed 4/5 in which case I wouldn’t make occupants use a bathroom on a different floor unless that bathroom is underused (by which I mean there is only one bedroom using the facilities on the floor below)

Basic design packages don’t allow you to draw in sloped ceilings. So I think you need to enlist a designer or concept planner who can create the room in CAD and help you visualise the space including the ceilings. Try a search on Houzz for professionals. A freestanding bath (filled) might be too havy for ceiling joists. Got that checked too? And where will your soil pipe go? A floorplan (both floors) could give you more and better answers.

Thanks for all your replies - I really appreciate it. We do currently need all four bedrooms as we have 3 children. Whether it is our forever home really depends on how much we can expand. It is a semi detached 1930s property. The current owners have already extended to the side to create a fourth bedroom downstairs and have extended to the rear for a bigger kitchen. We are hoping to eventually extend on top of the current side extension - I'm guessing if we did that we could make bedroom four bigger and build in to it to create the en-suite?
