Renovation insurance?

Hello :) I wondered if anyone could advise on renovation insurance and whether they think it is needed or whether trades people will have their own cover?

Hi Lucy,

I would highly recommend hiring a contractor who has their own insurance, which should cover the entirety of the build. Some contractors and structural engineers also provide a "structural" warranty, for covering any structural work usually up to 10 years after the project is completed.

This is what I have learnt and highly recommend: 1) Have a contract with the builder with a time frame specified for the work and a penalty clause. My 4 week renovation has taken 6 months costing me an extra 2k in storage fees (thus I care not for verbal promises for the future, it's what's written down that counts.) 2) Neither add to or subtract from what you have agreed with the builder. If you add to he will want a fortune for the inconvenience, if you subtract, he won't deduct the cost and will find wrangles to avoid refunding. Make an agreement and stick to it. 3) Insist, INSIST on each and every job being listed with a cost. So, if it's £30 to hang doors and a door isn't hung properly you know how much to with hold reasonably until the problem is rectified. This way the law is on your side. 4) Unless you are a DIYer who can accomplish a pro finish - leave it to the pros. Otherwise all your hard work and effort will add nothing to your property and may even reduce it's value. 5) Live in the property first. That way you will learn the best layout for rads, doors and furniture to suit your lifestyle and/or practical living. Get it right the first time and when it comes to selling the agent can confidently talk to potential purchasers about how they could site their furniture, how the space flows, how it has been professionally thought out and planned thus sticking out above the swathe of other properties in the same area which simply have a paint & carpet job done to be sold as re-furbished. 6) Photograph every angle of every room before the builder starts. Then keep a photo record of his work as he goes along. Trust me he will be doing the same in order to claim you told him x when it was y (when it was really x.) 7) Keep each and every receipt of your costs. So, if you have to buy tile trim at £20 each and he cuts one too short so you need to buy another, send him an email stating that you supplied a tile trim, it was cut too short by him, and he can expect another on day X. Then at the end of the job you can send him an email stating that you are happy with everything (hopefully) and will settle in full with the exception of the tile trim which cost you £20 and you have now deducted. Trust me, if you don't and you think you have a good relationship and let these things go as they are small amounts in order to keep a good relationship, he will think nothing of surprising you with a bill for an extra couple of grand for unforeseens (which you don't have to pay btw, as all costs must be agreed beforehand.) Plus small amounts soon add up to hundreds. 8) The builder is not your friend (hopefully) but an employee. Treat him as such. Be polite but not over friendly and expect a professional service. Having used different builders on three seperate occasions they have all been dominant and bolshy with me until they meet my husband. Do not be afraid to hold your ground and when the builder threatens walking off the job simply because you have asked him why a pipe isn't sunk for eg.- tell him that if he does he is in the wrong and you will think nothing of getting another builder in to finish and pursuing him for the cost. Don't be initimidated. I have now three times, and the third time is most definitely the last. I hope this helps. These pointers have come from my bad experiences and are what I will follow on my next project.

Whether you’ve been in your home 12 months or 12 years there will always come a time when you need more space. It might be for a new member of the family, a bigger kitchen so you can finally host Christmas or maybe you just need a sound proof room where your son can practice with his band mates. Whilst the idea of it might put people off, building an extension is one of the most popular home improvements homeowners undertake. It’s the perfect way to add some much needed extra space (and value) without having to move house. Moving house costs money, there are agent fees, stamp duty, legal fees not to mention the endless scrolling through Zoopla or Right Move plus having to deal with estate agents who have the perfect comb over and unnaturally white teeth. There’s also the premium you might pay for that desired extra bed room or bigger kitchen diner. For the same price you might well find that you can build a decent extension, adding both space and value to your existing property in the process. How much does an extension cost? This is probably the first question you’ll ask before deciding to take on an extension project. As with any new build the cost of your extension will come down to a number of factors, including size, specification, the number of storeys and location. A large bedroom with a couple of windows isn’t going to cost as much as a large kitchen with folding patio doors – glazing is expensive! A single-storey extension will cost roughly the following: Basic quality: £1,000 to £1,680/m² Good quality: £1,680 to £1,920/m² Excellent quality: £1,920 to £2,160/m² And the cost of a two-storey extension will cost roughly: Basic quality: £1,320 to £1620/m² Good quality: £1,700 to £2,000/m² Excellent quality: £1,800 to £2,500/m² or more. A two-storey extension will not cost much more per m2 because, aside from the extra interior fixtures and finishes, you are only adding walls and floor joists — a roof and foundations are required whether your extension is single or two storey. VAT is zero-rated on new build in domestic properties including self builds, but this does not include extensions. If you are renovating or extending a property that you can prove has been empty for 2 years or more, it will be treated as a conversion and therefore be charged at the reduced rate of 5%. The VAT concessions are only available via a VAT registered contractor. What should I consider before extending? Any shared walls You don’t want to burn any bridges with your neighbours by knocking down one of their walls. If you’re planning any building work that will affect a shared wall between you and your neighbours, then you’ll need to be clued up on the Party Wall act. If your extension involves building or digging foundations within the 3m of the boundary, party wall or party wall structure, or digging foundations within 6m of a boundary the work will require you to comply with this act. Easy Access Most extensions will require large materials so you will need to factor in how trucks, lorries and deliveries will reach the property and unload large items. Is there space for your builders to park and to leave their equipment and tools? Insurance Your current insurance might not cover the building works so it’s important to notify them beforehand. You don’t want to start a project without sufficient insurance cover and your existing policy may not cover any works undertaken as part of an extension project. You wouldn’t walk around a building site without a hard hat would you? Burdens on your boiler Will your existing boiler be able to cope with the extra demands of the new extension? Replacing the boiler is an option but you might want to avoid this additional cost and consider alternatives such as underfloor heating. Other considerations Your neighbours (not just your neighbour) Soil conditions on the site Surrounding trees Rights of way Any history of flooding It might seem like a daunting task but with the right planning and the right builders an extension will definitely feel like the right move once it’s finished. ‘Extension’ is our middle name here at Balma Building Services (we don’t use it as we like alliteration) so give us a call and let us handle your home improvements. My girlfriend is about to complete on a house and needs to sort her building insurance. She is not planning on living in the house until after it's renovated. Contractors haven't been arranged yet so the property will be empty but not being renovated for a few months. We know most regular providers won't cover the property when it's being renovated but should she be taking out a regular policy and then trying to get renovation insurance afterwards, or should we just go directly to a renovation insurance provider?

Before you begin any building or renovation project on your home, you may need permission from building control to ensure that the work is compliant with the minimum standards for safety. Depending on your location and circumstances, you may require prior approval to begin a project, especially if you live on conservation land or your home is listed for sale. Here are some improvement ideas that can increase the value of your residential property. Build A Driveway A front garden is aesthetically appealing, but it means more work keeping up with the weeding and mowing. Adding a front driveway cuts down on insurance costs and is a convenience when you're carrying items into your house. To give your home curb appeal, consider a raised border or perhaps a few shrubs for an appealing appearance. You may consider repaving the sidewalk in front of your home in addition to the driveway. Consider installing decorative lighting to complete the renovation. Additional Square Footage Adding square footage to your house usually means a bedroom, basement, or loft conversion which increases the value of the property. Adding to the square footage of your home could mean an extension to the kitchen to include a family or dining room. Some homeowners build a kitchen extension and add a bedroom upstairs to add to the property's value. Another way to add square footage to your home is to add a room over a garage for use as a guest room or playroom. You may also consider adding an outdoor kitchen to an existing patio for entertaining. Basement Conversions A basement conversion is a significant undertaking and takes a considerable amount of time and money. The first step is to have a survey of the property and consult an architect to plan the conversion. The house must be underpinned and supported during the course of the project. After the digging, lining, and concrete work are complete, heat and lighting must be installed. An alternative to a basement would be to add on an additional room for use as a family room or study. Add a Loft One excellent way in which to increase the value of your home is with a loft conversion. Adding extra living space with a loft can increase your property's value by 10 to 12.5 percent, making it a sound investment. The height of the loft space must be measured to ensure it meets building regulations and it's necessary to ensure that the landing can support the weight of the staircase. Additional time will be necessary if a bath is part of the conversion. Adding a loft to the home provides extra living space that can be used as a quiet space for an office, a room to watch TV or engage in hobbies. The loft may accommodate a guest suite that frees up more space on the first floor and offers guests privacy. An upper-level loft may be an open space or cover the entire floor with guest bedrooms, a bath, and storage cupboards. Add a Conservatory There are differing opinions about whether adding a conservatory to a home increases the value. Some building experts conclude that the value of a home can increase by up to five percent by building a conservatory. If your garden is south facing, you'll get the sunlight all day so adding a conservatory can increase your home's value. The conservatory should complement the size of the house. The room shouldn't be so large that it overwhelms the rest of the house and not so small that it's not usable as living space. One of the best reasons to add a conservatory to your home is if you have a lovely view because it's a space that your family will take advantage of. Replace Features Replacing kitchen appliances with new, energy-efficient models, upgrading the heating systems, or replacing old windows with new, double glazed windows keep a home warmer in the winter and prevent drafts. Improving the electrical system with new sockets eliminating the need for extension leads is an excellent safety feature.
