Dilemma with floor plan / renovation / design ideas - Please help
Comments (15)Hi Dalida! Yes, your flat needs a renovation, specially in the bathroom and kitchen. The wooden floor looks nice. Before starting the redising, it will be necessary you make a 'wishlist'. I would recommend a bigger kitchen . Have you considered having only 1 bigger bathroom? How many peple wil be living in the flat? How many bedrooms do you need? Is the kitchen entrance as nice as the main one ? Would you consider turning the kitchen entrance onto de main entrance to the flat? Then you'd be able to enter to the kitchen space ( it can be an attractive open-plan design - look at this one we fitted in a small apartment) Imagine that where the mirror is, is where your window is. If you turn this entrance onto the 'main one', you'll be able to have a big bedroom on the other side of the flat ( where the main entrance). You can keep the entrance and use it, but not for guest ( not nice to have visitors entering through your bedroom). As you can see there're a lot of options to discuss. I would recommend you to contact a profesional that helps you with the process, because if you meet him/her you can design together a really nice flat. Which style do you prefer? Would it be posible to change the position of the gas boiler? How much storage space do you need? For the new bathroom I would recomend to have storage space, and a large mirror will help to make the space feel bigger. As you can see, there're a lot of questions and lots of decissitions to take. Don't hesitate contacting a profesional to help you in the process it will sabe you money and headaches! Comments (7)I think you kinda have to move the kitchen. Firstly an extra bedroom can’t go in the side extension as it’s not wide enough - and if you put it in the rear extension then there is a concern that you will get to it though the lounge. I like the kitchen being through the lounge as it means you can have a kitchen roof lantern and the lounge will borrow some light too. As far as the logistics of moving the kitchen- firstly you were going to have the new space built so the plumbing and electrics can be included with the build. Secondly if you take an existing kitchen and put it in a bigger room it won’t fit. At the very least you may have to buy new worktops. A brand new kitchen might challenge the budget but there are bargains to be had on used kitchen specialist websites....See MoreSuggestions for Floorplan & extension ideas
Comments (10)Hi Melanie, Anne and Jonathan’s ideas both look great. If you go ahead with a loft conversion you could probably add a dormer extension without needing planning permission. This would add usable space with sufficient head height, and also add a great feature window to make the most of natural light and views. It looks like you would have space to add a full-size staircase above the existing one to provide access, which is preferable to a fixed ladder or space-saving stairs! From experience, I have found the biggest issue in loft conversions is the existing structure which should be considered carefully. As the floors may need to be reinforced with new timbers and even steels, and if there are any braces or trusses these may need to be removed to create a usable space but other supports may be needed to compensate. Here is a quick design that I came up with for a ground floor redesign. It’s smaller than both of the others but integrates the whole garage into the inside space. (This might not be suitable for you but i thought it was an interesting idea that you might not have thought of, and you have other great options to choose from!) So the living room is attached to the dining area, with the fireplace made double fronted. the back wall is opened up in 2 places into a kitchen all the way across the back righthand side. This has a fully glazed roof on the left to bring in as much natural light to the kitchen and living spaces, and a set of standard rooflights over the worktops area. The study becomes a utility with some space given over to a shower added to the WC. And the existing kitchen becomes a new larger study/downstairs bedroom. Comments (16)Hi, I can say from my own experience that the floor plan was crucial in visualising the layout of our new space and deciding where to place furniture, appliances and other key elements. In the beginning it all started with choosing a flat, we were lucky enough to find one on Rentola , bought in a good neighbourhood at a good price. Then we started by taking detailed measurements of each room and creating a basic plan of the existing layout. Then together with the architect we created a detailed floor plan including all the changes we wanted to make. The floor plan included important details such as the location of electrical outlets and switches, as well as the location of doors and windows. We also decided to make some significant changes to the layout of the room, including taking down some walls to create an open concept living room and adding a second bathroom. Overall, creating a detailed floor plan was an important part of our flat renovation project. It helped us visualise the end result and make informed decisions throughout the process. If you are considering a home renovation project, I would definitely recommend taking the time and effort to create a detailed floor plan.
