Probably a bit late on updating this but I thought I'd lost some photos of the end results. I think pretty much everything has changed since those original photos. The staircase has been painted white. It took a few coats of Zinsser BIN and a few coats of acrylic primer undercoat, with sanding between coats. Gaps between the labelling were caulked and I fitted some trim over the rough sloping section before the top coats. The stringer was completely stripped and then filled as best we can - due to lead paint fears we couldn't just rub it all down. All woodwork was finished with Little Greene intelligent eggshell in Loft White. The walls are Little Greene Intellgent Emulsion in Slaked Lime. It's a very warm white/neutral. It looked plain white when it was first painted but the white skirting transformed it. It also wipes very nicely. We had the walls replastered before painting. The tiled floor in the hallway was ripped out. We now have decent quality laminate throughout the hall and living room. Quick Step Soft Oak Natural. Carpet was fitted and supplied by the same person who did the laminate flooring, a very good local fitter. We only recently got the stairs and landing carpeted as we were waiting for our other refurbishment projects to be finished. Before it was carpeted we also had a local carpenter repair the stairs which were very creaky and the wonder treads very loose. The underside was removed so it could be properly repaired underneath. I took the stupid box catch off the door which didn't work properly and fitted a nice handle and magnetic catches. We have new engineered oak internal doors downstairs which I bought online. All it really needs now is some finishing touches like some photos or pictures on the wall of the stairwell. I'm very happy with the end result.

Hello, if you want the dormer to go the full width of the roof/ bungalow then that is a dormer loft conversion and you'll need architect plans, structural engineer calculations, planning permission as you are making changes to the front of your house...this can take weeks. I've just had mine done under permitted development but my dormer is at the back of the house and the builder said 6-8 weeks for the build itself. It only took 3 weeks to build the dormer structure but a few extra weeks to do the internal works, electrics, plastering, bathroom etc. If you get a building company that does lofts day in day out, they will be quicker and than someone that only does the odd loft now and again. Best thing to do is to drive around your area, see if there are similar projects going on and ask the owners they recommend the company carrying out the works, get some quotes in.

what is the level of insulation provided by glazings and new walls? especially glazing, to avoid dispersions... ideally radiators should be close to the cold points (glazing, again) to balance the environment and shield the incoming cold. The corner with the table seems the best option, if I translate this plan into a finished space. Other factors: Curtains can help. Solar gain (exposure) can help. A dark paving outside can help (absorbs sunlight and releases heats slowly). I often say it's better to consult an architect in advance, dear, because of matters like this that get pointed out during the design... But do not desperate, just make sure the insulation is good and the glazings are good too!

Feasibility and cost of flipping a staircase 180*

Hi, Congrats on the purchase of your victorian terrace ! :) I have worked with a fairly similar issue previously and flipped a staircase 180 degrees, in a terrace house, in order to make space for a toilet up stairs as the existing staircase ended facing the bathroom allowing only for a bath and a sink. We flipped it so it ended facing the smaller bedroom, taking up a metre or so of space from that room. In this case the stairs didn't run left to right like yours, but 'front to back'. Every home will be unique so you will need to get a structural surveyor to confirm what is possible and provide drawings - they will advise if you need to instal any steel beams which we did have to in this case. All I can say is, from my experience we were initially told that what we wanted couldn't be done, mainly due to height restriction, but after a bit of back and forth we finally found something that worked, and that was approved by the surveyor. We used a good builder who took about 5 days (with 3 workers), to rip out and replace the staircase with a new one, install a new steel beam, new landing and a stud. We had to apply for a party wall agreement as the staircase was on the adjoining wall of a neighbour - you won't need to do this, so that is a bit of a bonus! Get an appointment in with a local structural surveyor, some will only charge for actual drawings not for a consultation.
