Building work budgeting

Hello all, on our third attempt we finally have planning permission so are now in earnest making plans to transform our rather dilapidated house into something more beautiful and practical!
Can anyone recommend a good source for a starting point for a renovation budget? I'm thinking in excel format or even just bullet points.
Obviously there are different costs for every project but if there is a starting point somewhere I can work from it would be great. I want to get a budget cost on everything from the actual build work right down to what extra furniture we will need to buy, and from there we can work out how much of the project we can do at a time!

Also, I have heard that you should set aside 10% as a contingency fund... is this realistic? Or if I budget in enough detail do I need to allow that much?

Hi Gina,

Firstly congrats on getting your permission!
As a starting point I always suggest to my clients to create a list of the most important things that one can't live without, eg. changing electrics, extension etc. the next step would be to either get individualised quotes or call in a contractor / builder who can give you an overall quote. This obviously depends on the size of the job. Always get at least 3 quotes so you have what to compare.
And to answer your final question, yes you should add on 10% to anything you do, be it on ordering materials or go building costs as you never know what could crop up as you go along.

You say you have had a quote from a builder you quite like, but he is expensive. Being expensive does not guarantee a better job, as neither does being cheaper mean a worse job. Before employing any builder, or tradesman, ask for jobs that they have completed recently, and talk to their clients. Do research. Do not employ someone just because you like them - you need to trust their capability with spending YOUR money, and they need to understand exactly what you envisage. Although it sounds as if he is already working for you. As Tani Harvey-Smith says - ask him which particular part of the job is making this expensive, but expensive compared to what? Have you had other quotes? Even simple things such as a kitchen finish can accelerate the price by 50% - so ask. He will be working for you - please remember that!!

I would echo pretty much all the above, which highlights numerous issues. There is no disputing the benefit of a senior architect where money is no object, and you are in a position to appoint them to make regular site visits. Unfortunately, this is not always the case, and the initial design intent is lost, resulting in decisions being made by the builder that jeopardise the overall result. Approaching a builder as the first point of contact carries considerable risks. As stated previously, they will tweak the budget to suit the figure you disclose at the quoting stage, and strive to maximise profit - during the build by using cheaper products (typically promotion at builders merchants, e.g. flooring). Design and build companies often tend to be a general builder who has a relationship with a architectural technician who will draw up plans to suit the builder ... facilitating the project being completed in the quickest time, with the greatest profit. This will typically be achieved using bog standard products available at builders merchants. This may suit many, but perhaps the fact that you are even on this site suggests you maybe after something a little bit more special. The immediate example that springs to mind are doors/windows and kitchens; items that can be sourced at builders merchants, but by up-speccing slightly to independent sources will greatly enhance the finished result I am a great believer that you do not require too many 'wow factors' in a space. Everyone's aspirations will differ, but common themes include maximising natural light and improving the flow. A good designer/architect will prise out what is important to the client, ensure these needs are addressed, and introduce elements the client wasn't expecting, e.g. lighting, storage. BEWARE! Some designers/architects may have aspirations to achieve awards, experiment with emerging products, or simply specify high-end products for every item, which may stray from the initial brief and completely break the budget. I would suggest a young architectural practice may be most suitable for your project. The chances are they would be not only more cost-effective, but the designs more cost-sensitive (possibly having recent experience on their own properties). They would possibly be particularly keen to ensure the design intent is not lost by making more regular site visits to ensure they have high-quality projects as they build their portfolio. I was in the same boat. broke it down into chunks. Got quotes. Created a budget. I save for each chunk and get it done, then start saving for the next. It does mean living in an unfinished house for a looong time but also gives me loads of time to have ideas and make decisions, which I like. FYI I started with a full rewire. Then downstairs plumbing, then structural work to kitchen, then new windows, then repairs to floors upstairs, then structural work to chimney. Still lots to do and it's cost far more than I ever imagined but it isn't as stressful as I imagined either.
