REFURBISH OR MOVE?

We are finding that the majority of our New Year inquiries are from homeowners wishing to add value to their homes by refurbishing, restructuring, or remodeling, rather than moving house.

We would love to hear the HOUZZ community's thoughts; refurbish or move?

A well-planned refurbishment adds a lot of value to a property's value. We also find that our clients get attached to their homes and they do not need a radical increase in the living space.

We looked at an extension but the cost was more than the value it would have added. We sold and bought a larger house, which overall is cheaper than an extension and no hassle over the build.

Personally I would move the dining area to the pre-lounge as this is furthest from the window and it is easy to have it well presented to it is always a good first impression for guests as they enter your home. I would keep the living area in the heart of the house if only to ensure that there is no glare on the TV screen. near the doors to the terrace I would put some low seating to enjoy the evening sunset or your breakfast coffee.

The position of the loo and basin is actually something I'm a little confused about. The tap will be in projecting from the wall, underneath the window. The wall hung loo is still a mystery. The plumber will give me some options later today after the demolition. If we can, I will putt a very slim frame+cistern in the partition wall. If we can't I will opt for the same model but closed coupled. I didn't think about it and will ask to my plumber. The bottom shelf is actually one of the reasons why I've chosen it... I'm trying to opening up the space by creating "empty" boxes. Hi Sue, Its best to get a chimney specialist in first to make sure that the fireplace flue is properly lined, and then they can advise the first steps to move forward. I am sure the end result will look great.

Hi, what do you want to use the cupboard / vestibule for? Be mindful of humidity levels. Maybe what you could do is sand and apply an neutral welcoming colour all over the doors and walls, so you mark it as an entry area. You could also use some vinyl click system flooring here only for easy cleaning and give a feeling what decoration in the house. What colours are you considering "moodboard" and theme for the home metals / woods/ stones, warm or cold?

In London, the cost of the stamp duty to move house alone would already pay for a sizeable refurbishment or extension instead. Hate the idea of living on the building site but .. no doubt what our project will be for the year!

Thanks for the comments, they fall in line with what we would expect. Refurbishing is not going to be the solution for everyone, but for those who like their house and the area they live in but have outgrown the space, refurbishing is a great use of the money and will undoubtedly add value (if done correctly). Refurbishing and moving both require commitment, logistically and financially, and the chosen option has to be right for all concerned.

Refurbish, we have the all the space we need but just need to use the space better by remodelling a bit. We are doing that this year.

Take the time to decide what your wants and needs are, and how you would like the space to work for you. If you haven't already, engage the services of a (recommended) architectural design practice who will be able to give you a fresh perspective, and may think of things that you haven't! Good luck with your project.

It depends on if you need to achieve more space or just refurbish to look better etc.

Of course there are numerous reasons why someone may choose to refurbish; to increase space, update the internal layout, to improve before selling or to re-fall in love with your own property - as One Plan alludes to... :)

We have consistently remodelled over the last 15 years or so. We've gone from the 3 bed old cottage with a separate lounge, dining room and kitchen to an open plan 3 floor home with 4 beds, 2 baths, a utility, double garage etc. We were lucky, in that we purchased a lovely old cottage in quite a large plot, so the potential for extra building was quite large.

Our last son left home recently and we have just started a refurbishment project covering most of the rooms to give it a fresh new look because we've been here a long time and don't want to move.

The rise in refurbs for our clients is significant, and it feels like it's been like this for some time. One interesting point we've found is that clients feel a little more focused on what they wish to do in their living-spaces - happy to spend time and invest in good design for aspiration results :)

We find that refurbishing is high on our clients list too. Nothing like updating and changing the feel of a room, in our case without too much of a spend. We´re also finding that making use of outside space through clever, flexible solutions is also on the increase.
