I wouldn't change much regarding the layout/placement of white goods either. But it'd be possible to get some extra. For example, an L- or P-shaped shower bath would get a nicer shower space. You'd end up with the wider part by the window though so may then also consider opaque glazing or a screen there. A concealed cistern in the back wall would bring that forward by around 10cm. If you don't want to loose all that space, a boxed-in cistern and shelves above may give you a little storage back. On the washing machine: you triggered my inner geek :-) This may be possible. You need to research a few things for this: A) a slim depth washing machine (usually 425mm) B) availability of a height reduction kit for it (if these are avail gets height down from 850mm to 800mm) C) use an extra-flat bottle trap for the basin D) partly embed that into a thin washtable (to make the surface then a total of ~100mm above the machine) If all these go together it should just be possible to fit washtable, drains, basin trap and the machine underneath into a box about 910x600x500mm (HxWxD) which is kitchen unit height. The countertop sink would sit above that. Maybe a little bit of extra space could be gained still if you'd construct a basin from a flat shower tray with an integrated trap (a Wedi fundo plano is 60mm high) but I'm not sure how to put the washing machine drain on then. So you know I bought a single 'click deco' brand dolly light switch a while back and found it to be pretty poor quality so it was returned. Ended up with these: http://www.forbesandlomax.com/the-unlacquered-brass-range.html Really good quality and they have lovely finishes too. I quite like their antique bronze range too as it contrasts nicely with chrome/nickel finishes without clashing. If you'd really like everything to match then take a look at the Jim Lawrence range. They're not the cheapest but offer both light switches and door furniture in a large selection of finishes. Hi @J Lo no we haven’t bothered (yet). Generally its been fine. There’s no escaping the fact the long feed does create a bit of unavoidable condensation but it’s nothing major and easily manageable with some workaround measures. I got some cooker hood filters and cut them to size to lay on top of the cooker hood to trap the grease and smells more. i also fold a piece of kitchen paper into a square and put that underneath the motor of the fan so if there are any drips through where the motor unit is screwed together (that is the main culprit!) its well absorbed. The filter lasts about 3 months before I change it. The kitchen paper I change every couple of weeks and just to stress its a tiny greasy drip each time that dries up. I just change it for cleanliness when I check it and wipe the side of the fans, as I would anyway even without that issue. The way I see it is it’s still a much better set up than relying on a recirculating hood that doesn’t take the smells or grease outside at all. So the very minor condensation issue is a small price to pay. I was a bit obsessed with it when I posted on here but don’t give it too much thought now… until you posted and reminded me haha! I would suggest though if you have the option you may as well do what you can now while the dirty work is going on for peace of mind. Whatever your builder says there will defnitely be a little condensation whatever the set up, unless you have a really powerful fan or the extra fan on the chimney - its just physics and gravity that can’t be avoided. Either way you want to get it sorted now in my view rather than later as you probably won’t get round to it, as has been the case with us. That said, like I say it’s not a major issue if you have the same results as us. Only thing a few people have said is that over time it will cause the fan to fail but I haven’t noticed any problems yet so all good so far touch wood

Hi Tony. I think having the tv at an angle and building the cupboard out a little is probably the best option if you didn’t want to downsize the tv. Regarding speakers, ceiling speakers are a good idea if you’re in the construction phase, they usually come in pairs (left and right) and four would be more than adequate for a large room. You would need the ceiling speaker hoods as well for fire and sound protection. Also the necessary wiring would need to be hidden and all speaker wires go to an AV receiver which then connects to tv ( I think...not really an expert on this). Have a look at Richer sounds website, they should have lots of info: https://www.richersounds.com/hi-fi/in-wall-ceiling-speakers.html @ Jonathan, I can feel my hubby’s horrified look if he heard you say that TVs alone have adequate speakers ;-) (he is a perfectionist when it comes to tech stuff mind). We prefer freestanding speakers so we can upgrade as and when. And finally is the fireplace already existing? If not (at the risk of offending other Houzzers:)) maybe consider tv set into chimney breast above a low ribbon style fire, perhaps bio ethanol fuel as these wouldn’t need a flue. Tv above fire is usually a big no no as the tv is too high up and would cause neck strain but the modern styles could work well. Some photos for inspiration (click to enlarge)
