house plan dilemma

dear pros and diy home makers we put our trust and money with these professionals and we have been let down we cannot afford another. we need to fix this house plan and my husband and I have run out of options. they keep on sending us terrible house plans. I'm begging you please help me to fix this plan. it's a 2100 square foot 2 story home. I need 4 bedrooms 3 bathrooms one attached to the master along with a walk in closet. would like one balcony and a laundry room.

Is the house detached? Also, is it actually built and therefore the plans are amendments to an existing property or is this a plan to build from scratch?

Need to know if you can build what you like where you want, change window positions and most importantly drainage?

Is this going to be built in the UK? There is no planned parking either which seems unusual.
Also you seem to be close to the rear boundary- Are you overlooked?
Are there any additional idiosyncrasies of the site such as a slope, views, traffic noise.
I also think you should investigate going to a concept planner. With 3D software they will help you visualise your house to get the right design- They will also spend significant time helping get a feel for what you need.

We used Solaroof panels on the roof, which help control the sun's rays coming in with UV protection - hope that helps!

Absolutely. You lot will be helping me!!! I was so looking forward to building a Jonathan design. I did appreciate all your help and your wonderful plan. I hope you and others can share your wisdom when it comes to tweaking this floor plan. Will go to council tomorrow and get a property report. It will also have the floorplan. Will start a new thread for ' advice!' I have a few ideas. I want to tweak the laundry...as it's the entrance too. Maybe place behind sliding doors, replace door with proper front door, blue bathroom needs shower..move door to hall to create one, ( it's at side) put vanity in loo to create powder, sort ensuite..it's the tiny basin pic, sort kitchen Basement..1 bed self contained flat And so on!! Budget was $510k bought for 480 so have 30k to play with ( less hubby's Boxing Day cricket match in Melbourne next year ) Thank you again everyone, for your help.

Thanks for your feedback. It’s good to hear from someone with a similar setup. Yes most time is spent in the lounge as it’s near the garden and is the nicest of all the rooms. The current dining room can be a bit shut away and get quite cold. If we were to change it and move the lounge to the front we know this would still be an issue but we would plan on making is cosier with furnishings. There is also an external chimney breast we would reinstate to be able to install a fire. Which as a lounge we would use, but as a dining room not so much. Yes there is a room above unfortunately but we would have two side windows facing west and the large patio doors facing south. Usually once we get to mid morning the sun fills the current lounge and kitchen through most of the day and evening, which is almost too much in the summer! But I guess in the winter that won’t necessarily be the case. Something worth thinking about I guess before deciding.

I think you're right to move the kitchen into the new extension. You can close off the living area with a stud wall or I've seen some half walls with sliding window partitions that allow in light and the ability to open up the space whilst still remaining enclosed. If you want some flexibility, you could design the windows, services, UFH, flooring etc in a way that would allow you to easily add a stud wall to close off the snug/back lounge, if you decide the 'openness' doesn't work for you further down the line. I feel like you could make the middle room (anteroom) work harder by relocating some of the doorways from the hall. If you push back and rotate the toilet, the door wouldn't then open out to the front door and you claw back some breathing room at the immediate front entrance. You'd also have light and an open-able window in the utility/cloak area as well as more wall space for the sofa in the front lounge 1 = 100 x 60 x 200 wardrobe for cloak cupboard 2 = 40 x 60 x 200 cleaning cupboard

Your plan seems to have posts on corners suggesting it is constructed from concrete posts with brick partitions which is not typical of UK houses.

If you are looking for a British style house the UK major house builders are a great resource. I have also come up with a suggestion
