Help - Redesigning layout of flat.
Comments (16)Firstly, congratulations! The guys here have far better ideas than I do on layout, so I will limit my views to a few tips. - You may want a TV point in a bedroom, as watching TV whilst someone is cooking is really irritating! - Laundry. If you can in any way find space for the machines away from the living area, do so. Again, washing machines running in the living space are not fun, and using them at night is antisocial for the neighbours. - Dishwasher. Buy a quiet one! - Loft conversions: not Permitted Development for flats, so you would need full planning permission, and to be sure that you actually own the loft: frequently these are communal space. - Multifunction spaces are everything in flats, so make sure you have a space to work that is not the kitchen table (a nook in a bedroom works well), that a bedroom can have a TV in it or a sofa so you have another space away from the main space to relax and hide, and build in storage wherever you can: bench seating in a corner around the dining table is a great example, as is high level shelving and kitchen cabinets that go all the way to the ceiling....See MoreRedesigning kitchen layout - help!
Comments (16)Peninsulas so often cut a space up. You have a few options to play with as your room is a lovely size and shape. The island design should work nicely if you have 2.7 into the window as this gives you the important 1m walkway. To make a bigger island without interrupting the walkway from the door, have you considered a circular island perhaps? My personal choice would be to have a large L shaped kitchen with a new, large kitchen table in the middle where everyone can work, play and cook on all at once making it a really sociable space to enjoy. To create a spacious kitchen, you need to leave space and so this would really show off the size of the room whilst providing a huge piece of personality in the centre. I like the glass doors, I'm just worried about light but I'm going to look into this definitely as it looks fantastic. Thanks so much. Yes, we have a back door to get into the kitchen that goes in via the conservatory at the minute. My only reservation with laundry and toilet in the area you mentioned is it'd take up space of my decent sized window so it'd darken the kitchen but I love annavals idea of a small toilet under the stairs. I am thinking a toilet in the area you mentioned would make sense, I know its a small space but I don't even mind if I just fit in one of those toilets with a sink above, you'd only use it for a second anyway. We have 2 nicer bathrooms upstairs. Can I ask, on the side of the kitchen that I can't see from the photos, do you have worktop space? The opposite side to your hob. Our current kitchen just has wall cabinets but I kind of feel it's a waste of some space. Interesting seeing you've put your laundry on the side, we could do that, we have the space but my husband is regularly carrying tools and large things down the side of the house to the bottom of our garden where we have storage (he's a builder so think he needs to be able to do that really). So I think that rules out side extension for us. I'm thinking there might be a small amount of room on one side of the new extension though as I don't mind if it's a tiny room (stacked washer and dryer and a small amount of space to put some clothes out to air - I've seen them cables on the ceiling to save space). Only reason I want one is because I get sick of seeing my washing on my clothes horse in the kitchen all of the time! It makes it look messy. Thanks so much everyone. Comments (8)Turn dining room into cozy sitting room, add log stove to existing fireplace and assume french doors to orangery are not usually used. Get structural engineer's advice about how much of the wall between the current living room and kitchen you can safely remove then get the sledge hammers in. Remove all of kitchen and pantry, add insulating internal doors to access orangery. 3 Put kitchen units down both sides of current living room, old kitchen (possibly with chimney retained or steel columns) will be a small dining area for winter use. Conservatory / orangery can then be open to this area for the mild weather or closed off in mid winter. The flow from front door to kitchen - dining - conservatory will be along clear sight lines and would not feel so 'busy'. Retiring to the cosy sitting room would be just off the main hall. The restored privacy means It could also double as a guest bedroom. Upstairs, I would turn the smallest bedroom into a large bathroom, look into keeping the loo as an ensuite to the left bedroom (although does this plumbing go internal to the conservatory?).
