Remove a chimney stack and open up space with RSJ

Hi All,

Was looking for some advice and rough costs on removing a chimney stack and putting in an RSJ to give us more open plan living.

The blue box is where the chimney breast is located and the red line is where the new RSJ would run across the house.

Any thoughts, advise of feedback would be great!

You also have to fit Gallows Brackets to support the Chimney stack upstairs, so these may affect your open plan look.

You can't just remove the stack downstairs as the rest of it needs supporting.

They look like this:-

I'd get advice from a structural engineer first, to see if it's achievable with taking the wall out too.

I'm guessing they may be able to bolt steels together possibly, but it's not as simple as taking the stack out and sticking one RSJ in for the ceiling as the stack is in front of the wall that you want to remove, so what would the Gallows Bracket attach to?

A structural Engineer would definitely know the answer.

Thanks for the reply and yes we will get a structural engineer in to take a look.

We were thinking about removing all of the chimney from ground to roof, also making more space in the 2nd bedroom.

Hi there, we deal with this issue on a daily basis, generally we will always try to remove the chimney either to roof space or entirely (including roof stack on main roof). These options do of course involve the party wall and advice and guidance is needed. We do provide our own free PDF advice here. Failing to remove the chimney, you can as you mentioned, have shelving units etc. along that same wall to hide the chimney. Alternatively, you could use the money saved from the removal to purchase a heating system which could be fitted within the existing chimney flue (just a thought!). One piece of advice (hope this isn't out of turn!), your extension beyond the rear of 1500mm internally is a very minimal gain for the expense of the steel work involved in removing the rear wall of your property. We would generally advise against such extensions as you are not gaining enough floor space for the cost of works involved. The only way to save on some of the fabrication/steel costs would be to have a support post where your two large steel beams will meet, this then may impact the open feel you are trying to achieve! That looks like a great idea, actually if we kept bathroom the same (it's already been newly done) and left the external wall into the cupboardy bit the same/no need for re-enforced beams and have washer/dryer stacked in the cupboard space, all we would need is the support between kitchen and living room which would work out much cheaper than I think my initial model would be (and possibly a little more practical too, and possibly more value) Here is a bit of a prototype of the size of the space we'd have to play with, I think it would be big enough for our needs (not massive amount of worktop space which is something we'd hoped for, but really I think it's enough) and also some space to fit a small table and 4 chairs in front of french doors and means not having to rip out whole of bathroom downstairs. I think I may take some advice from temple274 too, and instead of building whole bathroom upstairs and trying to readjust windows, I'll just make a small ensuite in top right corner of bedroom 2. I've seen little porthole windows you can get, but equally like temple274 says all I'd really need is adequate ventilation. All in all I think this new plan is better and more cost saving than the original!! I knew coming here would be a good idea! Thanks all x

Thanks for the responses all. Yes I think we may opt for rebuilding the chimney breast and leave a larger fireplace opening so that we can put things there. Sarah - our builder suggested making a media unit but we aren't that keen on TV's too! Thanks Ed - yeah I think you are right re the cottage look. Rinq - we would have loved to remove the breast all the way to the ceiling, but it was removed 30 years ago and its not inline with regulations to do it that way now. So building control wouldn't let us disturb what remains and instead instructed us to install the gallows brackets that you see in the photo

Hello, The party wall act 1996 in my opinion does not apply to the proposal to remove the chimney. If you intend to remove the chimney from ground floor to underside of the roof plane then you will not need an RSJ. If however you only removed the ground floor chimney breast then you will need to support the remaining chimney on a structural support designed by a structural engineer. Building control will need to be informed to ensure that the proposed design is robust and complies with the regulations and to oversee the building work. I would strongly recommend that a structural engineer is consulted prior to carrying out any of the proposed work. You may find that the external wall will require structural supports when the chimney is removed. An structural engineer will be able to provide you with this detail if required. Kind regards Andrew
