Comments (3)Thanks so much @Heather, I thought about moving the entrance to the front reception but it willl be too costly for us, both permissions and the reno. I would love to convert the front reception into a 4th bedroom but struggling a lot because of the staircase. Not sure adding a wall between the window and staircase would help, but then it will be a tiny room and a very dark stair space. also thought changing the direction of the stairs but it would be too costly again and might not solve the problem too. The set up is not the exactly same the other side of the wall, however it is raised on the other side as well so I believe you are right about the garden wall. However perhaps the step can be reduced in size? I attach another picture. It seems to house some draining system and I think it may be just an addition to the house to hide something. Any thoughts what? I don’t think I will be pursuing digging down in the basement to increase height due to cost. Comments (8)Hi Jemma, It sounds like you already know what you want, in terms of the kitchen, dining area! I too would suggest that you knock through the snug and see if you can extend it so that it would be a larger square to create the open plan kitchen, dining area. Definitely more modern and suits the modern lifestyle. Difficult to say if the conservatory should be kept or not without seeing it and also it depends on whether or not you would use it. If you felt like it's something you would use then keep but if not, get rid of it (though I think this could cost you, best to get a quote from a builder). With your new extension your could have some bi-folding doors looking out into the garden, depending on which way your back doors are facing. With any structural changes, you really need to get a professional architect's opinion and they will be able to tell you costs and what can and can't be moved structurally. Comments (5)You have lots of space. I'd put the utility room in like in the third picture. And then the kitchen in like the second picture (so it backs onto utility). Then you can figure out where you'd put the dining table and seating area with the space that is left. Having lots of circulation space is going to give it a luxurious feel - nothing worse than everything crammed in together and no room to breathe. But if you can get everything in from just that small corner extension, then it would certainly be a lot cheaper and easier! If you need 1m to make it work, I think I'd just do the full 2m that you've for permission for - then it'll be really more than you need but you will appreciate it....See Moretamp75
