Beautiful shed kit! What does she shed ship with in terms of floor? What kind of foundation should the shed be assembled on in termite-ridden California? Thanks.

HI there and thanks for the question! This particular Studio Shed is from our "Signature Series" product line and is a 10x12 (https://www.studio-shed.com/configurator/). Most of the sizes in this product line can either be installed on a pressure treated post and pier foundation OR a concrete slab (perhaps the later would be best for termites...although, pressure treated wood seems like it would hold up to pests). We do not ship these units with a foundation as, much of the time, a customer is permitting and needs to build the foundation to local codes/regulations. Therefore, the foundation is built locally prior to the installation of your Studio Shed. We provide the specs for your foundation requirements whether it be a permitted project or not.

Hi igho sadly it was not available, it was a probate purchase and was still showing for sale as the probate has been going on since November and wasn't complete, so the deal hadsnt even begun yet! I wouldn't be too impressed if I was the buyer and 7 months later no news.. I have now seen a 2 bedroom detached cottage in a really plush road, it's flanked by lots of 5 and 6 bed houses so it's a very unusual find. It's £475k and to make anything of this it would definitely need a 2 story extension and a substantial remodel with new kitchen and bathrooms, a £120k+ job probably. Very difficult to tell how risky this would be given that the total spend would be well over £600k once all fees and finishes are calculated. If I bought it and spent money doing a ground floor extension with kitchen diner etc, I'm still left with just a 2 bed cottage and even the estate agent said I'd make a loss! At the moment I'm more inclined to look towards renovation rather than extension type projects.

Hi Jodie, It is likely that Building Control will require the foundations to be checked by a Structural Engineer. The Engineer can usually organise the excavation of a trial hole (although you can do this yourself). You will need to dig along side the garage to expose the top and bottom of the foundation. Depending upon the age of the garage your Building Control department may have information on record. The Engineer will assess whether the foundations will adequately support the additional floor and if not recommend ways around it. They will also be interested in any nearby trees which may cause problems- although if there is no sign of movement to the garage it should all be ok. I may be biased but I would say that an Architect or Architectural Designer will be beneficial. In the first instance they can provide you with advice of whether Planning Permission will be required but they can also help maximise your space and investment- often coming up with ideas that you may not have thought of. Building Regulation approval will be required. There are two main ways of applying. Firstly a Building Notice where no formal plans are submitted but the officer will carry out more inspections and may ask you to rectify work (which could be costly). The other is a full plans application where an Architectural Designer creates a set of working drawings. These are useful for the Contractor to work from and get checked by the Building Inspector so that you can be sure that the Building Regulations are all met before starting on site. They are also good for issuing to potential Contractors to allow them to quote for your job. The cost of an Architectural consultant will vary depending on where in the country you are. We would charge nowhere near £3,500- in fact probably less than half of this. Strcutural Engineers are an additional cost you need to consider and Building Control will require you have one to look and calculation lintels, roof loadings and foundations. If your foundations are not quite up to scratch you will have options. Which could include creating a steel internal frame on new foundations or removing and rebuilding garage (which probably wont be as much of an additional cost as you think!). If you look at the 'black band', there are two air bricks in that area, typically they would be just above the oversite (the floor foundation) and a minimum of 6"(150mm) above the outside ground level. So the front garden most likely was higher and has subsequently been graded down to the drive, the garage floor is much lower than the house which is more or less at the same level as the house next door in the photo. As long as a planter feature stays at least two courses lower than the airbricks it would be fine, and would definitely improve the appearance of the windows being too high above the ground. My specs regarding air brick placement might be a little dated as I haven't built in the UK since the '90s and regs may have changed but the age of the house looks about right. The black band is probably what is left of a bituminous painted plinth that used to be common on many houses.

Hi Lucy, An engineered wood flooring can be fitted before or after the kitchen is installed. The best thing to be fitted after the flooring has been put down is the skirting, this is because you need an expansion gap to your walls and the skirting will then cover this, so you don't end up with added beading. If the flooring is put down the kitchen can be fitted easily, though will need to be careful to put protection on the floor whilst moving the cabinets around. If the flooring is fitted after the kitchen then the flooring will need to be cut around some elements though mainly can be cut up to the adjustable legs and the plinths then fitted afterwards. Also the kitchen fitter will need to allow for the thickness of the floor to finish at the correct height. Hope that all helps Mark:))
