Stair renovation ideas needed

I'm currently renovatiing my whole house and its at the back to brick stage. I haven't addressed the stairs though. I'm appreciating them a little more today than previously but need help with renovation ideas. They creek a lot and that definitely needs addressing. Any ideas? I want to maintain a mid-century industrial look and do like the combination of oak and stool but any ideas welcome.

I honestly can't tell from the picture ( and did try blowing it up ) what the staircase is made from. Is it Tile or block board with a metal trim? - I think it's something with a metal trim. Anyway, It will need amending as you can't paint tiles or block board and make them look nice and the metal trim has to go. Pretty much the only option is a full width carpet. Remove one of the hand rails, you don't need two. I presume you're putting plaster board up as painted brickwork indoors is not really ideal and it's not insulated, so if one of your walls is an outside wall, which is quite normal on a staircase, you'll need insulating board to keep the warmth in.

Hi again, Yes it may well be possible to get planning permission to the front for your home. It is best to check first though as the planners deal with applications on a case-by-case basis, which means that there is no such thing as precedent in planning as a different site, property, architect or planning officer can make the difference between getting approval and not - for pretty much exactly the same thing. Best to check with them first with some initial sketch plans, before spending a lot of time, money and mental effort on developing a design that won't get permission. For rear extensions there is an amount that is permitted development. Permitted development is restricted in some places so again it is best to check with the planning department on what would be considered permitted development (PD) in your case. 4 meters is the typical PD depth of an extension for a detached house, and this has been extended to 6 meters for a limited amount of time, subject to an application to the planning department for them to carry out a neighbourhood consultation. It is not automatically possible to extend 6 meters back from a detached house. In effect you basically need to submit pretty much the same information as you would for a planning application to get the extended PD option of 6 meters. However, since you prefer to maximise your garden space this doesn't seem to be your preferred option. You can always add some windows to the side elevation to get in some natural light mid-plan if you extend to a depth that starts to make it dark in the middle. You could also look at adding some of the circulation space into the rooms that you'd prefer - it looks like a large hall so perhaps some of that could be incorporated into the kitchen.

Thanks all for the really great comments. We’re not considering extension because of budget so a remodel will work better for us as it’s relatively spacious downstairs if we can make use of the space. Ideally we want a cozy front room (still debating whether to use brick or have double doors in there), open plan kitchen/breakfast and lounge. Also spaces in hallway and under the stairs for storage, WC and mini utility for washing machine. There’s a small WC just under the stairs. Do we get a structural engineer first or get the plan drawn up first. Also Will it suffice to use an interior designer with architecture experience or we need an architect to draw up all the plans, we’ll prefer the former because of cost and the fact we don’t need planning permission just structural engineer and building regulations approval. We’ve had a couple of builders say we’ll need a steel beam when we knock out the kitchen wall so agree with the comments above. Also is there anything that can be done upstairs to make the 3rd room bigger or that will not be cost effective and we should just renovate and get good furniture/beds that makes them a bit more spacious. Jonathan, AMB, thank you ever so much for your advice and designs! We had been toying with the idea of pulling the garage forward. Back in the early 2000s, planning permission was rejected for a double garage in the opposite corner of the driveway but a sensible solution would be to come forward next to the neighbouring property, no light issues and should not upset the 'street scene'. I've always been keen on moving the stairs but associated costs have dampened my spirits a little. That saying, in there current guise they are incredibly steep and dangerous for the young and elderly. A new configuration may well improve the landing space/flow on the first floor. I completely agree about the driveway, my initial thought was grasscrete but we'll never have more than two cars... if that. With us eventually getting some gates up, that could be quite an inviting space. I've been watching a lot of house shows and they always mention about being able to see the garden from the front entrance which you have captured in that floor plan. Phases of work is a strong debate and you are not wrong AMB. I guess once we have a final plan, the phase of the works should fall into place. The fireplace was a family heirloom of the previous owner, took it out his grandad's property apparently! In terms of decor, we want to embrace the character of the property with an added modern twist. We are very keen to incorporate a hallway for the very reasons you mentioned. Hi Natasha

Depends how modern or traditional you want the room to be and in keeping with the rest of the house I would recommend stand off fixings personally as there very minimalistic and if your keeping the staircase open as it is now this would be the best option, you can also fit a fletch plate and clad over it which would hide the fixings under the cladding.
