Comments (192)If you were our client, we would first assess which way the house faces in order to understand the direction of the sun and the likely impact on the space in terms of light and heat, plus we would ask what use you intend to place on the new space. It is also the case that with whatever heating - a fully glazed conservatory can seem an inhospitable space in the winter months. Even in the UK heat gain during our short summer is a major consideration and whilst roof blinds can be added - these can spoil the original design intent. A part solid / part glazed roof with fully glazed walls may be the most successful. Yes my architect was correct in that a)he did say raise the concerns so was my decision to try plan see if would get passed we have thought about fire escape from back bedroom with back exit from.bedroom coming down fire escape into garden,we havent asked if we could keep flat roof for fire escape roof as architect said likely to refuse as not in.keeping with neighbouring properties but actually i have nothing to lose by asking as also save me money having flat roof as opposed to sloping tiled.I had hoped to pick building regs inspectors brains yesterday on site visit my builder requested solely for this problem. Unfortunately only my builder had chance see him ,he said he really wasnt very helpful he had to put ideas to regs man he wasnt forthcoming in solutions back.I will try contact them again. Comments (43)I can imagine you must be demoralised because you can’t afford what you were dreaming of but I have got to say I get excited about this kind of house, it’s amazing high ceilings and finding one at an end so the garden is not shaded is brilliant. I think you could have a beautiful space if you put bifold doors between the kitchen and the lean to, raise the floor in the lean to so it’s the same height as the kitchen and have the same flooring for a feeling of continuity. The bifolds satisfy building regs as you don’t need to rebuild the lean to, you have a dining space for all but the coldest days and when it is cold you just close the bifold doors....See MoreAdvice for Ground Floor Extension on semi-detached 1930s
Comments (26)I do think you need a replan regarding reception room space. When you consider the final square footage of this house and the cost of building it to that size you are in the league of most 4 bedroomed detached houses. I think if you had gone to view a 4 bedroomed house with a living room that is 14’x12 you wouldn’t have bought it because in that context it would seem small. I suspect that having lived in a flat you didn’t have much space to store things so you are trying to plan where to put everything but having a bootroom and laundry space, a pantry and extra hallway cupboard shouldn’t be a higher priority than the principal rooms and I bet if you are honest this living room isn’t any bigger than in the flat. And if you are saying that the back of the house has the best views, the best access to the garden, will be the most impressive space because of the kitchen you are planning then in my opinion the best reception space should be here and any compromises should be to the front room...See MoreAngie
