Shower room with no toilet

I’m converting my master suite by adding a walk in wardrobe and shower room.

The room is on the other side of the house from the existing bathroom, and so to add a toilet will require a new soil stack.

The house is a renovation project for us which we are planning to sell on once it’s completed, so we need to consider cost v return.

Its a 3 bed semi with an upstairs bathroom - the only toilet in the house.

What do you think? worth adding the toilet, or ok as shower room?

If you are looking to sell on purchasers would expect a toilet in an ensuite. Could you use this space to enhance your walk in wardrobe arrangement and possibly consider a downstairs toilet as an alternative option?

A second toilet will always add value to a property. Is there somewhere else you could position a toilet? Maybe under the stairs?

We have tons of smaller options available at Bathroom Supastore.

How about extending at the front opposite the conservatory? You could create a new driveway with parking space near the new front door. The extension here would make it easy to access the conservatory/sitting room without losing too much of the old sitting room which would now be a bedroom. And I think its nice to be able to see the driveway from your kitchen. The kitchen/living/diner would have tons of space for storage- you could probably include a walk-in pantry. The main problems with this are that: you've lost your walk-in wardrobe from the master bedroom to access the old utility/new bedroom- you'd need new wardrobes the family bathroom has no window- maybe a roof light would work? Not sure if this helps!

Pannacotta - Regarding using understairs for the toilet. I have had 3 contractors visits and had quotes of around £4k. The main problem is because it's in the middle, they will have to use a macerator linked to the upstairs toilet and out through the side by the kitchen side door. That was the best routing advice instead of digging through the dining floor area on the ground floor, which is concrete and hard laminate floor etc. Cost is around £6k for new front room work. i.e. Options A/B/C. Good point about shower vs utility. It will be nice to have more ideas. Thanks a lot. OnePlan - Great plan and idea thanks. I think option C is cool. But, as you said, it means people going through my office to use the loo. We can't always win, can we! I was thinking Option B will prevent that, but having 2 doors on either side leading to the toilet/shower in a small space, looks a bit clumsy to me! What do you think about Options C without a shower, so having the other half of the wall as bookshelf or storage or any other design to support use for office, etc OR, if it's ensuite with shower, we could still use about 1/3 (on the LHS) of the wall backing dining as bookshelf or storage, etc Would a shower in Option A/B/C add value to the house i.e. interest future buyers, that maybe 10 years down the line LOL?

I would probably have the bed facing the garden and put in a wall as shown. The room is long enough to have wardrobes both behind the bed wall and against the ensuite wall. i think if you do it this way you won’t reduce the bed space as much. Obviously the closet area will still be dark so would just need to be careful with artificial lighting. personally I wouldn’t add an extra toilet, just make the ensuite bigger with a really big walk in shower

We knocked through and switched the kitchen and dining over. Most of the kitchen is in the alcoves in the former dining room, with the cooker in the opened up chimney breast. The remainder of the units are along the wall between the former dining room and living room, with an island in front of the cooker. We blocked the door from the hall into the dining room. It gave us much more space than keeping the kitchen where it was before

Depends on cost of new soil stack in proportion to the value of the house.

Are you sure it isn't possible to run a soil pipe under the floor to meet the existing stack - this will depend on distance and how the joists run..? Could be cheaper than an entirely new stack.

Another option is a macerating loo though they are not ideal.

I think shower room with loo is preferable to shower only plus walk in wardrobe. Cost allowing.

Would love a walking wardrobe, but would prefer to have a loo next to the shower. For me, it’s a non negotiable basic, a WW is a luxury I could live without.
