Comments (13)Hi Joe, good luck with your new home! It's nice to see the room layout options from OnePlan, they could all work. With these lovely 3d drawings to look at there isn't a lot more to add other than.... I would definitely go for the TV on the interior (kitchen) wall as it makes best sense of the space. You could then do something fabulous, decoratively speaking, on the long wall and create a real wow factor. The bi-fold doors are going to be your point of access to the garden, and let's hope we have sufficient good weather for you to use them a lot throughout the year. For this reason I would consider keeping the area near the bi-folds as clear as possible, maybe just having a lounge chair, footstool and coffee table here (I can imagine reading the Sunday papers and enjoying the view). Comments (19)I prefer the straight run with the bigger island and agree with Karen that the extractor is best on an outside wall, I also think that a 1200 deep island means that people sat on stools shouldn't worry about getting splashed. A couple of questions for me- the space behind the stools.... is the plan correct? You mentioned a large dining space but this space is only 2m so not big enough for a table but it's too wide to ignore. Is there a solid wall there? Also I think the construction of the deeper island is messy- the little cabinets at the side are going to look odd- in my opinion you should just have cabinets under the breakfast bar and support the sides with vertical worktop or with decorative side panels. I also notice the sink is over a 900 unit with a 200 unit next to it. This means that the wall cabinets don't line up but everything else is symmetrical. Whether you put the sink or the hob on this wall I would rather see a 1000 base and a filler at the end of the run..... Comments (4)I suspect that there were originally two doors between the kitchen and bathroom. The interpretation of the regulations seems to have changed over time and the two door rule is no longer mandatory so it may be possible to take out the small square of dead space and to no longer have an L-shaped room. A bigger bathroom would obviously be easier to fit out. If you are set on having a separate shower there is enough room but you might well have to either move the toilet (quite possible but additional cost) or change the window size/position.
