Do I need an architect or a builder with design skills?

Hi,

We are planning on gutting and completely redoing our kitchen and bathroom. We are also planning on moving our bathroom into the space where our kitchen currently is, and getting rid of a bricked up chimney breast which eats into the space, and changing our back windows to let in more natural light.

We need help with the designs and recommended layout, plus getting planning approval for the chimney removal (as well as a builder to do the actual work), but I'm wondering if we need an architect to do the plans or if we can work with a ktichen/bathoom builder instead? It's only a very small space, so not a massive project! Appreciate any suggestions / ideas.

The drawings/ concept designs that we do are used by build teams very often - not so much with planning departments, but I do know a few have been used as part of the info submitted with the structural engineers report for building control when taking down walls or chimneys. Check what the planning dept need from you? If you are listed you may still need an Architect or Technician... you might be pleasantly surprised. Fingers crossed for you!

If you just use a builder you will have no 'proper' plans for building regs or planning permission. Which could end up costing you more. Also as you need help with the design- do you really want this to be your builder?!

Depending on the scale budget of your project you could use an architect. I've struggled to get them interested in small jobs like this in the past, but there may be some on here who are...

Or use a designer/concept/kitchen planner to design the space, then an architect technician to draw proper plans and advise on plumbing/structural issues etc

There seems to be a gulf of misunderstanding between the architectural profession and clients. It is clear to (good) architects that a good architect will transform any project and the cost of that service will bring enormous value to the client. However, there any many non-professionals who haven't trained for 7 years that are all too willing to offer a service which is perceived by the public as being very similar only at a lower cost - unfortunately this couldn't be further from the truth. A builder won't help you as he is likely to be looking at any project from his commercial perspective and anyway he is unlikely to have any design training. A technical service will be able to produce plans, but not architecture or great design, therefore a good architect is the obvious solution. However, selection of the right architect is just as important as we do not all do the same thing; it is most important to find someone whose work matches your style and that you can build a great working relationship with, rather than an architect who gives the lowest quote. We do not do this type of project, but concentrate on complete new homes - especially paragraph 55 homes. I hope that this advice is of use and that you find a great architect to work with.

I agree with both. Plans can be very important and can save on massive things like time, costly mistakes and mis-communications. However.. this doesn't seem like very complex project (as Jonathon says) so I wouldn't think they would be required / be essential. I would look at what is involved in the job with the builder first, how well you work together and judge if they are needed to ensure it run smoothly - i.e have you worked with the builder before? does he usually work from plans? Lastly, even if you do need plans the normal fee's of an architect are not always the cheapest. If you know what you require and what is involved and purely need them for measurements for contractors to work to (to ensure door positions are as you would like and so on) and to ensure you ideas are put across correctly.... then an architect technician or concept planner (like me) would be cheaper. It then comes down to how good the 'mates rates' are that they have offered you. Best of luck with your project, Gina

Agree with Jonathan - if it is just internal structure and you are not changing the external footprint of the house then you are unlikely to need an architect. I'm undertaking building work which involves knocking through three rooms and creating doors, a loft conversion and creating a bathroom in a bedroom where there was no plumbing. The builders I engaged handle all the building regs etc. For the loft conversion, as part of the fixed price quote they include structural calcs and submission of a building notice - to the council I presume (I think stuff like this depends on the local authority and if you live in a conservation area etc.). No architects involved as I don't need planning permission for any of the work. I also trust my builders as they have done so much other we ork locally and I know exactly what I want. The planning portal online can help you understand what can be done with and without planning.

I would like to think that architects can add huge value to any project, but equally not all projects merit that degree of consideration. Ultimately it depends upon your appetite from good design and reassurances that you are making the best decision for what is (for most) your largest single investment.

I do appreciate that there are alternative methods to get designs developed, and whilst they may appear cheaper at face value, there are always hidden costs.

Architects are profession people and their rates are reasonable and proportional to the time it requires, and indeed the capital outlay on construction. I am naturally risk averse and I wouldn’t want to leave anything to chance.

My friend had a saying ‘pay your money and take your pick’!

Most architects will happily visit your home to talk through the benefits.

Looking at what you're trying to achieve you won't need architect. Good builder will help you with layout and how to best utilize the space. As Resi mentioned most likely you will need structural engineer for chimney breast removal and party wall agreement( you can ask for advice at your council)
