We have been approved planning permission to extend single storey, front and side With sky lantern. we are set on a flat roof with wildflower and sedum. Considering keeping the tiles. front door will be moved forward and there will be a window on the left. Not sure what the new render should be for the extension? Brick ? Comments (6)As Brand Nash Hicks said, it depends if you want to make a statement or not. Being in a close where all the houses are the same style, your house will stand out if you modify it. Is this exactly what you want? Has anyone else done any modifications? Personally I think the house doesn't have a particular style which you should preserve, so could be a blank canvas for a makeover. If you want to totally transform, I would definitely go the pale grey timber look in American Cape Cod style, with a lovely grey driveway as you noted, with white trims everywhere. Unless you want the garage to stand out, I would have it the same colour as the house (replace it with a paneled one). Putting a white pitched roof porch on would be great, but in proportion to the house. The garden also is going to make a huge difference to the look of the house. Depending on whether you like gardening or not, you could do a pretty cottage garden with lavender down the side of the driveway and a keyhole path into the middle of the main area with roses, hebes and other typical cottage garden annuals all around(no lawn area to mow). At the end of the day its about your budget and how radical you want to be. I have always wanted to do over a house from the '60s or '70s, as you could have free reign to do what you like. Comments (8)Hi Rachel, The team and I recently achieved planning for similarly tired looking property in North London, albeit older in style. It's currently under construction, but here is a 3d mock up of what it will look like in the end: For the windows we went for a "Crittal" dark framed window look. Replaced the terracotta roof tiles with a more modern looking slate and removed the pebble dash and replaced it with white painted render. A few cosmetic changes to the exterior of a building can make a world of difference and increase the life of building both physically and aesthetically. Definitely worth doing! Comments (14)As I suspected, I do not believe you can use the area marked in red unless you raise the roof height. In order to get 4 bedrooms and a bathroom ( or 2 ) out of the roof, you would have to have four dormers. Planning departments often do not like Dormers on the fronts of homes..........but you could try. I stand behind what i said earlier. I would ask the local planning department for a pre-planning meeting. Ask them if they would be likely to grant permission before you go down the route of having plans drawn that may be turned down. It definitely wouldn't be a cheap option, so I don't know what your budget is? It's asking a lot from a roof. You may more easily get 3 beds and 1 bathroom up there to cut down on the build cost and maybe an alternative if the planners say no to the front dormers. They can also be very funny about changing the height of an existing route, so don't be surprised if they say no. I don't say this to be mean, it's more to be realistic and have a Plan B up your sleeve. I'm not sure if you've considered other layouts instead of the bedrooms in the loft. How mobile are the oldies? Perhaps they could have the whole of upstairs and re-configure the ground? That would be a lot easier....See MoreDaisy England
