Roof Slope

Hi! Wondering if you could tell me the slop of the roof over the 2nd story area and over the main part of the house by the front entry. Thank you!

The roof over the 2nd story should be a 6:12 gable and the same over the main living area. Hope that helps.

Hopefully you already get on or have been friendly woth your neighbours so that’s always a good start. Unlike ours! Lol. Definately get a sketch done as suggested already and if you can plan on having any builders in or other professionals on site then it would be worth suggesting they can ask them any technical questions to appease them. Sound them out and go with your paperwork ready (for them to sign - or to leave it with them to sign) and get it all sorted way before you plan on doing the work. If they are stubborn and kick their heels up then it can take 2 months to start any work if they don’t sign

Hi! I'm Chorlton based too! There are lots of ways you could tackle this. To answer your questions: 1. It depends on your budget! A lower cost kitchen might be around £10k and a lower cost bathroom around £2k to fit out. Cheaper is possible, especially if you look at buying second-hand etc. You could spend your money where it's going to give you the most impact and longer term investment - in the bricks and mortar part, and go the lowest cost route possible for the kitchen and bathroom, even reusing what you've got already where you can, but in a new configuration, and then later on when you've got some more budget you could replace the kitchen and the bathroom as straightforward fit-outs. You can spend as much as you like on a kitchen and bathroom - the sky is the limit! Equally there are lots of clever ways around things to bring it within budget. 2. Depends if the wall is structural or not. It doesn't line up with the ground floor wall, which tends to suggest that it isn't but it's best to check. Either way it's possible to move the wall because you can always add in a steel, but equally there's potential to make a corridor taking part of the bathroom to reach the extension. 3. There is no strict requirement to retain the existing roof pitch, but there are planning issues that can restrict/limit what you can do. There are different ways to approach the roof form. I think you may be thinking of permitted development. You can also apply for extended permitted development, which allows you to extend back further. If you're looking for a 2-storey extension then to get your best solution it may be better to just apply for planning permission and get what you want, without restricting yourself to PD. Building your own house is very personal so only you know what you need. But building a house is expensive so you have to get it right and perhaps spending some money on a professional will get you a good design. Personally I don’t like what you have done. I think the living area is undersized for the amount of bedrooms, it’s odd separating all the bedrooms and personally I wouldn’t want a main bedroom off the kitchen. If you can plan it to have bathrooms closer together there will be cheaper to build. In lots of areas a garage would be a resale necessity. As long as there is no planning restriction I might build further to the south since the planned 2m gap is too wide for a path but useless as garden. And the flat front could look plain and houses with good curb appeal are worth more. Some designers can give you a concept only service meaning initial ideas of layout could be inexpensive and money well spent.

Have any of the other houses on the road, or neighbouring roads, done anything similar? Could the dormers be towards the back so that they “create the space” but the window could be in the end gable wall looking out the back?
