New floor. Is this shoddy workmanship?

Hi, just had the flood boards replaced in our small bedroom. It looks a bit messy to me, but I’m not in the industry. Any advice please!? Thanks

For us, this term is not limited to improving wheelchair access, although it is a big and important part of it. It's second meaning is more general - removing unnecessary thresholds and other trip hazards means an improvement for everyone, but more importantly for small children and elderly. Let me give you a couple of examples : Removing thresholds on doors Older properties have inherited these from years of small and larger changes, after works have been done to varying building regulations, or dare I say common sense and DIY. The cause is usually down to the desire to save costs, where for example old floor boards have been kept in and new flooring was simply added on top. On some occasions we have come across bathroom floors which have been tiled over twice, with no regards to good workmanship. Installing a down stairs WC There usually is unused and left over space under the main stairs on the ground floor, but if this is not enough for you, a small rearrangement may be necessary. This will not only help older people, but also your guests will no longer need to use your more private bathroom upstairs. Installing level access to the garden You must have seen this in countless pictures - a wide sliding folding door slides effortless to the side, and thanks to a recessed floor mounted track, no one notices that there even was a door after a while. Many properties with smaller doors into the garden still have a step down into it. This is usually because their house was build without much foundations, with a suspended and ventilated timber floor or whoever build it wanted to save costs and basically left you with a step down into the garden. The clearest benefit of such a situation is that this helps with keeping water out from your house, as it would have to rise to a relatively high level before reaching over the threshold. However, it's not ideal, and "able" people can slip or trip on such a threshold, and it's not easy especially for children. So why not add a raised decking outside, which will give you a dry and stable platform for a nice table and chairs, and perhaps that outdoor grill you always fancied? Advice If your project deals with an older building, which is very likely given the vast number of pre war properties in London and the UK, you may be faced with a dilemma such as this : Do I spent money on so called hidden items, which won't be visible after the project is done, but changing these items will give me other benefits, such as increased height, level floors, less risk of leaking pipes, better sound and thermal insulation etc? Speaking from experience, it helps to look at it from a "how much does it cost if I get issues with it after my project is complete" viewpoint. Those sockets would really annoy me- I'm miffed that the light switches at different ends of a room are out by this much! I would expect a much better job from a so called professional (I wouldn't except this from my husband who isn't). The gaping on sockets with bevelled tiles is a known issue but the gaps could have been filled. Again bleeding from dark grouts, but they should have advised that the tiles wouldn't work with the dark grout or used a tile sealer to prevent it. I've always drawn a tiling diagram, working out the best layout to avoid getting little bits of tile at the end, centralise on the wall or wrap around the corners.

There is however no doubt that the individuals sent the first time did not have the skill level to carry out the work, the finish is poor and the original firm need to source better workers to complete your job. However the sympathy of earlier posters and claims they wouldn’t have them back won’t resolve your issues. You need to put your complaints in writing and state what you expect to be done to resolve the issue and a timescale. Don’t forget to send the letter by recorded delivery to prove they received it. In my opinion the complaint should concentrate on the poor tiling and the absence of preparation before decorating rather than the cost of the work which you agreed to at the outset. The CAB are right that you have no legal redress unless you give this company opportunity to resolve the issues first and in fairness by agreeing a fixed fee for work you are likely contractually entitled to call them back for remedial works. You are also right to withhold payment but after their next visit need to be realistic about the expected result- you will no doubt be looking for faults but the expected results should be competent/tidy/smart looking as perfection is unachievable.

It’s common for tiles to be slightly bowed. For this reason this brickbond layout of tiles is very unforgiving for these large tiles because you have lined up the edges that are bowed in with the middle that is most bowed out. Had they been small tiles you wouldn’t have noticed but the effect is exaggerated with large tiles. That’s why the manufacturer recommended an offset brickbond laying pattern. 90/10 would have looked great. Given your efforts to convey this instruction to the tiler it’s disappointing that a professional who should know it’s not recommended to lay large tiles 50/50 brick bond to avoid exactly this situation went and did it anyway. I think the tiler is liable because even absent your instruction he should have known better. It’s professionally embarrassing that he has done it. I think the contractor also shared some responsibility if they hired the tiler. Basically it’s their recommendation, their reputation that is being damaged by poor workmanship and their relationship with you that is at risk. Consider the paper trail - did you get a quote directly from the tiler or through your contractor? It may be that you get nowhere but you should try to get the tiler to accept responsibility. After an firm conversation you need to write to him to outline what you feel is his fault and clearly stating what you expect him to do in return (such as replace all the tiles). You also need to state a timescale for response from him. If you can get it changed on his dime then happy days. If you have to pay for it you might conclude that you can’t live with it. Personally I wouldn’t spend the money a second time myself and I would live with it.

This will be fine as there is still a skirting board to go on. To work out if it is good work don’t look at the edges- you should look at the gaps, the evenness of the floor and if anything moves or squeaks.
