What is the measurement from ground to bottom of desk?

I need to know if there is enough room for chair and person's legs comfortably.

Thanks for the comments so far. I'm kind of thinking there's a hybrid option that isn't 1 or 2 and will probably cost a fortune, but until I find that solution, option 2 is definitely what I'm pulled towards. Oneplan, to answer your questions specifically: - The house is built on two floors - just three double bedrooms uptstairs. I'll be putting a small bathroom in upstairs as part of the project. - The "lobby" area is a vast overstatement on behalf of the estate agents when they were making the plan. "Pantry" would be a more appropriate word. Our builder mate suggested making the Pantry into a small shower and WC and converting the current downstairs bathroom into a utility room. - My kids are 4 and 5. - I haven't actually measured the porch up yet, although see comment below. - Regarding the question about the extension size. I borrowed the dimensions from a plan already submitted to the council for an exact same sized house (plans submitted before the govt relaxed planning rules). This size works because the garden is not so big. If I make the extension any bigger the garden will be really too small (and I want at least some space for the kids to run around in). Awkward bottom step

Looking at the picture it appears that the whole staircase and wall are both skewed thus causing the very awkward angles involved. Clearly a major rebuild would be the perfect answer but I have a simple solution that will cost little and might be a temporary fix. Simply make the bottom step into a two thirds wide step (measured across the stair width) giving the full tread depth but only 66% of the width. To reduce the step height, make it two steps but you would need to be careful not to create a trip hazard from the downstairs doorway. You might consider adding a short extra handrail on the stair wall to the left looking up the flight. In fact just this week I saw a house with a very steep loft conversion staircase that had the full flight done in half steps so that you climbed each with a left/right/left/right step movement and it was called a "Hit and miss" staircase. I am not saying it looked a good idea as regards safety etc. but at least it got a staircase into a position where a conventional design would be even worse! As I said....a full rebuild is the best solution but the above might help short term and be better than trying to cope with that very narrow/disappearing first tread.

Thanks for your feedback. It’s good to hear from someone with a similar setup. Yes most time is spent in the lounge as it’s near the garden and is the nicest of all the rooms. The current dining room can be a bit shut away and get quite cold. If we were to change it and move the lounge to the front we know this would still be an issue but we would plan on making is cosier with furnishings. There is also an external chimney breast we would reinstate to be able to install a fire. Which as a lounge we would use, but as a dining room not so much. Yes there is a room above unfortunately but we would have two side windows facing west and the large patio doors facing south. Usually once we get to mid morning the sun fills the current lounge and kitchen through most of the day and evening, which is almost too much in the summer! But I guess in the winter that won’t necessarily be the case. Something worth thinking about I guess before deciding.

I’ve had a play with this - please feel free to use any elements you like ! But obviously where I’ve removed /moved walls a SE will need to be involved ! This is just a rough idea … I’ve expanded on your great idea for sight line and created a study nook with window over desk area to give that view out, as you enter the home.. I’ve reduced the bathroom to a shower room with laundry appliance cupboard too … also stolen some space from master bedroom for hall storage - moving the entrance door to that bedroom, and the wall, in the process … I’ve kept the lounge with fire place and added book shelving to reduce noises from lounge to bedroom. I’ve worked with your current kitchen space to put in a USA ff ( but can’t be in the corner as the doors wouldn’t open well - so moved the hob to accommodate it) You mentioned moving a cupboard and existing int FF to get the USA in - if the cupboard is 600mm could you simply buy another int FF and have it next to the original instead ? I added a window seat at the end of the kitchen … you mentioned taking down the top part of the internal wall to dining - so I’ve run with that too. It’s just tweaking what’s there really . But as I say - just some ideas to get you thinking - and to add to the other ideas on this thread. Oh - and I opened up the area below the kitchen to a seating area and added sofas and tv too. Hope you like some bits !! Although I do appreciate its now significantly open plan - and although that suits some - not everyone likes it !
