Playroom/Guestroom decor

Hey...i have this former annex in my house that we would like to turn in to a playroom (so i can get my living room back) for my 3year old son, 19mth old son and coming soon baby girl.
We will also like it to be a guest room for when we have guests over.
I'm stuck on decor/layout/type of sofabed everything.

Any suggestions??? photos are welcomed.
kinda on a budget so no painting of walls

the door is a showroom.
