Hi, I'm just in the process of buying this bungalow and am looking for a open plan kitchen diner at the back of the house there needs to be stairs as we are going up as well and creating two more bedrooms. i'm just wondering where to put the stairs and still keep the open plan look. any advise would be great. thanks

The stairs will likely need to "arrive" (ie the top point) near the center of the roof to give the head height required by building regs. So their location will be determined by your upstairs layout to a great extent.

Maybe consider some open style stairs? Which would appear to break up your ground floor layout less.
There are a number of regulations you need to comply with for stairs.
But something similar to the above, it could be open both sides rather than against a wall. Thus creating a lovely feature rather than a division in the space.

Hi Shane,

Really interesting property you are about to buy. Lots of possibilities to create a nice place where to live.

About your question, an open plan living space is completely compatible with having a two-storey home. Open style stairs are the best solution for this, but where to place them will be even more imporant I guess.

Do not think about stairs as an element that blocks or interrumpts the space, but as a piece of your open plan ground floor which can even be its main feature.

Hi John, We would always suggest external insulation rather than internal insulation, where you have the option, because as John Botham states there is a real risk of interstitial condensation, and potential mould and damage to the structure. If you do need to do it internally be careful not to add to much and ensure it is fitted carefully without gaps and with a good vapour barrier - especially around electric sockets etc. if you use a product such as Kingspan. It is also vital that you return the insulation in around the windows, this makes significant differences to overall performance and the risk of condensation and mould at this point, though this insulation can be thinner. We often recommend a breathable insulation such as Pavadentro when internal insulation is required, as this allows the moisture to come in and out of the wall. Careful detailing at internal wall junctions, floors and roof are also needed, along with good airtightness sealing, while you are doing it. Putting a price on external insulation is difficult as it depends on many factors, such as needing to move down pipes, extending eaves etc, along with thickness and type of insulation. A good render, installed correctly should last many years without the need for any maintenance and can perform to a much higher standard than internal. i think the most important thing is to work out first of all how you would like to use the garden space, whether its to relax in, socialize in, kids/grandkids to play in, to enjoy from the house and or different focal points within the garden, is there an area that gets say evening sun and that's the time you both get home and want to enjoy a meal/drink in the evening sun? do you need storage areas? outside cooking area? how much time do you have to spend upkeeping it? (and be honest! too many people aren't believe me lol), how much money you have to spend, both on landscaping and maintenance, once you really know what you want from it, have a search though houzz at the different styles of gardens and start getting an idea of what you like and come up with a board with clippets of different styles, doesn't matter if it takes time, best to get the basic's right before spending any money before planting, its worth getting the soil tested for its type, ph and nutrient level, this will also help work out what plants you will be able to grow sorry I haven't helped with styles or direct ideas, I feel its your own space and to get the best from it you need to understand more what you require from it and what you can give to get out of it most of all good luck and enjoy turning the lovely space into a garden that you can enjoy

Thank you for all your really helpful comments so far. My eyes are being opened to different thoughts and design ideas. I have loaded a few more photos from the day as it shows the light. The patio end is south facing bit we have a conservatory and some trees behind which reduces the light on the room. as you can see I do have lots of ornaments which I would want to keep and whilst I might have the odd piece to reflect the colour of the room I do t think this room is one to do from scratch and therefore a design idea needs to be around my bits. I have previously changed the botanical flower print as it was once another colour. As the room is long and thin it is quite hard to find an alternative layout which allows us to view the tv as well as entertain and see each other. Carolins I am loving all your ideas and today am going to visit a fabric design shop to see if I can get ideas there. I spend hours going through shop websites looking for cushions/ curtains / lamps as ideally I wouLd like ideas/links to products if possible. I am thinking of painting the wall a more neutral colour? Maybe something like Dimity from farrow and Ball, but from a cheaper supplier? please keep the ideas coming I am so grateful for all your help thank you so much! Also new to this site so not yet worked out how to comment on your post individually sorry

Hi Natalie Pretorius, Congratulations on your new home! An exiting project for you. It may help if you posted a few pictures of the property as it is now please. Joe is correct above that there is lots you could do with the property. I would try keeping all the bedrooms together with the bathroom and creating an open plan kitchen/living/diner the other end of the property - depending on your preferences of course. That would include a small extension. If you went into the roof and could fit a master suite up there then I would look at opening up the kitchen and dining space into one space to maximise the room and open the whole thing up to the garden (front or back depending on location). Have you spoken to anyone/had anyone out to see what is possible in the space? This is where you need to start. Once you know what you can do - what walls can be moved, what extensions are possible, then I would recommend you chat to a designers or concept planner to think through your ideas and get the absolute best from your space.
