polkadotjen you need to look out for different root stocks when buying an apple tree. Apples are grafted onto different roots so you end up with different sized trees. M27 and M9 are the smallest - and you can keep them compact by pruning and cordoning. If you are only having one apple tree make sure it is self pollinating - Cox's Orange Pippin needs another variety to pollinate properly though new self fertile forms have been developed. I would say there's nothing you can do about the trees. If they were my trees i'd be a little miffed at being asked in the first place. After all, you took the house on knowing what it was like, and if the trees are that large, then they've been there a very long time. However, there are things that you can do to brighten your home, especially in an extension. Having a flat roof with a roof lantern will draw the light in. The only time that the angle of light is affected will be in the winter months, as the sun surely has to be higher in the sky than the trees throughout most of the year. Having a pitched roof with sky lights will angle the light backwards. We have a similar issue here, the back of our house is north facing. We installed a glass roof on our conservatory and the difference to the light levels was considerable. Also, we have daylight bulbs in the kitchen / diner / conservatory ( all open plan - helping again ), the bulbs make a big difference too. So, don't despair, pinch the light from a different angle which will currently be restricted by your windows.

Large and tall trees - house purchase

I am in the process of buying a house which has a couple of large and very tall trees at the front of the property - probably about roughly 5m and 10m from the house. There's also a third nearby in a neighbours garden. I have asked our conveyancing solicitor to explore this further and am considering having a tree survey carried out to assess whether they pose any hazard to the property or inhabitants. I've also read that if a tree which you own damages somebody else's property or even endangers somebody then the owner is potentially liable. Has anybody else experienced a similar situation? What steps did you take to protect yourselves and others? Also, from a resale perspective would large and tall trees in front of a house put you off if you were a potential buyer? We will be having a full survey to assess any damage from roots. I'm also going to phone our insurance company. The mortgage company had no issue with it but that may be because the lending amount is relatively low so their element of the investment is probably safe. I have checked for TPOs and the one nearest to the property isn't protected but that's not really relevant as I have no wish to remove any of them, I just want peace of mind really that my family, others and our investment are all safe. Any guidance, insight or thoughts would be hugely appreciated. Thanks!
