33' x 11' reception (kitchen and living) layout ideas needed
Comments (10)this is a Victorian house split into two flats (maisonette) and is on a curved terrace, hence the wall. We are purchasing the 1st and 2nd floors. Regarding the fireplace, there are 4 fireplaces, one in each of the current rooms. Our option two draws a line from the edge of the stairwell to the top of the bottom left fireplace - giving us a 21' x 18' reception area (living room and kitchen) with a stairwell. We'd spend most of our time in the kitchen dining area, but also want to be sure we optimise the resale value. Hope this is a bit clearer. Comments (5)My kitchen is 6.4 X 5.1 m. We have a straight run kitchen with island with 3 stools. 2m dining table and 2 small armchairs. Our utility is not in kitchen. Comments (2)In a previous house we had 3x1m aluminium bi fold doors. All doors stacked outside to the right. I loved them but I think anything larger than 1m panels would have been too heavy and unwieldy. One of the panels was our back door and clipped onto the second door to secure it. But a glass panel of 1.2m is a big door to be opening on a windy day. I would go for the 4x 1m option. On a warm sunny day it will be lovely to have that large opening. Ours were SE facing and some days they would be open from 7 am to bedtime. We only had one issue with them. Sometimes in hot weather they would swell and be difficult to close until they cooled down. Comments (7)There definitely isn't enough room for a 2 seater sofa, but if J isn't looking for a massive amount of storage in their kitchen, there's a little space left for 2 medium to small-sized armchairs in a corner. @Wumi your plan is lovely, that window seat is just dreamy! After having a snoop on J's profile though, they're renovating a period home with very lovely features. The thought of adding a super modern extension to the back of something as beautifully kept isn't a great one. Keeping in context isn't always the best route but for this home & the immense character is holds, it seems to be the better alternative?...See MoreA B
