Rear extension options!
Comments (7)Hello. I love option 2 most. It feels much better to walk into the space with the kitchen there and much nicer working in the space over looking the garden. As you say, it's also a big plus to be able to also see both dining and seating areas too. Obviously I don't know near enough about the property or your needs to say whether this works for you but an alternative to lose the long living room which may mean you end up with wasted space - would be too lose the utility and move the bathroom down the hallway unto the now marked utility. Making the hallway bigger to enter the kitchen further down. You could then have a utility/boot-room at the front of the property moving through to the kitchen in the heart of the home - looking over the dining and living at the end which both look out over the garden/patio are with as much glass as possible :) Just another idea. I hope I have helped. Gina...See MoreVictorian Townhouse, Highgate - LLI Design

Comments (5)Pick a gold/sand from that ornico. A warm color for the walls, look up the paint color for cashmere and go two shades darker. Backsplash doesn't have to be orange LOL, could be black/graphite to make the island stand out more and make the hood blend in (if you have plenty of leds under those upper cabs?) Gold goes really well with cashmir and graphite....See MoreAdvice on floor plan - how to create a 3rd bedroom?
Comments (6)Hi Thanks everyone for taking the time to reply. Definitely food for thought! I've not got photos of the roof at the moment but we are going for a second viewing on Saturday so I'll take some then. In the meantime I've attached some of the pictures from the listing. Our favourite parts of the house are the original bits - the kitchen and lounge so I think opening up between the kitchen and lounge to create a kitchen/diner living space as Steph initially suggested would be good if its possible to remove the wall?! I think there would then be space for the dining room to be divided to provide a hall with perhaps utility storage adjacent to the bathroom and the extra bedroom we need. I've had a play around with the existing floorplan and come up with this - any comments (glaring obvious things I've missed!) would be so helpful. Once again, thanks!!
