How to reconfigure upstairs for an extra bedroom

Hi,
We are planning a 3m double story rear extension and want some ideas on how to best reconfigure the upstairs to create an additional 4th bedroom and creation of a master suite with dressing room and en-suite.
We are happy to relocate the existing bathroom and walls between bedrooms.

Comments (18)I think that you have budget enough to consider extending. This plan is a little smaller so might well meet your budget. In my opinion you could research the cost of builders in your area, cost any additional work you want to do then when you know how much square footage you can afford to build start exploring different layouts. Comments (19)My two cents, for what it's worth: I like your original plan. I presume you spent time thinking about how the layout would work for you in a practical sense. So to throw that out for a trend on tv seems like madness. I don't know many people who can see their back garden from their front door, or who can unload shopping straight from front door to kitchen, and honestly it's not an issue. Far more sensible to keep the extra bedroom and utility, especially in terms of resale value. I did think, looking at the plan, that it would be nice to have swap diner and living, so table is more easily accessed from kitchen, but I can see why you would want to have the living area near to the garden. So in that case, maybe swap kitchen and living? It would instantly make the living space feel more cosy as its around the corner....See MoreHow do I get an extra bedroom????
Comments (5)Hi abby151, I have exactly the same upstairs layout to yours (albeit a mirror image and the chimney breast in bedroom 1 backing onto the bathroom) and I'm trying to figure out how to get a 4th bedroom too! Looking to do a 1.5 extension so 4th bedroom would be in roof with pretty dormer windows, my only answer so far is to reduce the size of the main bathroom making it narrow and without a window to get the landing and entrance into the new bedroom, but I think the bathroom will be a bit claustrophobic with no window. Comments (4)Hi! Yes there is a lot that could be done to improve this house. You don't necessarily have to make huge changes to achieve big improvements. The thoughts you've had seem reasonable and could work well. I recommend starting off by setting your budget, and then figuring out what changes you can make to achieve the home you want within that budget. Looking at all the possibilities, designing a huge amount of alterations and then getting a price for that tends to lead to it being out of budget, and takes a lot longer and is then a lot more painful and difficult to have to start discarding ideas. If you don't change anything externally then you won't need planning permission at all, though you might need building control if you're making structural changes and moving bathrooms. 5 years agoTo work out how big an extension you can find you should work out the cost of the renovations then you know what’s left for the builder.
You might decide to budget £25k kitchen, £12k bathrooms, £7k patio, £6k flooring, £5k heating upgrades, £3k electrics, £3k internal decorator, £3k window treatments, £2k external decorating, £6k contingency fund.
If you do end up building a more modest extension you can still have a great house
