What are the dimensions for this room?

I am building a new home and the layout is extremely similar. I love the window style and the cabinets are BEAUTIFUL. All my other questions were asked/answered :)

Hi. I mean the wall with the utility door. I see where you are going with the symmetry for the wall with the aga, but I would make that tall end unit a pantry or place for serving plates, etc. and have the integrated fridge where you currently have the wood upper cabinet. I've been looking at your Ideabook and reading the aga discussion (I'm way behind minnie!) and I see what you are trying to achieve. But none of them have the same layout. When the feature aga corbel wall exists, it doesn't have an induction hob right next to it or it doesn't have a solid wall at the end (one of them is amazing with their deep cupboards either side but there is nowhere to put anything!). Do you have roof lights over the kitchen? Unless you have a giant lantern skylight and lots of under-cabinet lighting planned, please don't have black countertops. Apart from the fact that none of the kitchens in your Ideabook have dark counters, I come from a place of experience. I used to have a massive, terribly planned, kitchen with lovely black granite counters. Not only could only one person work in it even though it was the size of a dance floor, but the lights had to be on all the time and it was really depressing. And as there will be a dining table nearby to take in your beautiful garden, the island perches will be there to keep the cook(s) company, so facing in on the kitchen is perfect.

The current layout is awful, but I do like your plan. It depends on how much traffic there is in your house. With a large family and lots of people walking in and out, it might not be ideal. But I don't see a better solution at the moment either. Will there be a TV and where will you put it? Seems to me the ideal place for that would be either to the left or to the right of the fireplace. So keep that in mind when you go shopping for furniture. If you're going for your layout idea, that means a high back chair would block the view of the TV. But maybe a sofa, one chair and an ottoman would be an option too. Keep the scale of the room and the furniture in mind. If you see something you like, tape the measurements of it out on the floor in your new home so you can see how it will fit. Perhaps opt for a couple of smaller tables that you can dot around and place where you want to use a table and put aside when you don't need one, instead of a coffee table.

Sorry I didn't see your message. The first one is a little dear. Swoon editions and la redoute also do a parquet topped one though and are considerably cheaper if you're on a bit of a budget. The second is a faux shagreen which would also add the warmth with the texture and brass. It's also available at Alexander and pearl for the same price but I didn't check either of their delivery costs. I meant to do all the walls in a warm white with a hint of grey. You could get them purpose made. Get a carpenter to make a frame/surround and then an upholsterer to make the seats.
