Windows Dining Rooms Renovating

Bifolds in existing wall

We are considering bifolds or similar in our kitchen dining area. This is an existing room and not an extension. There are two windows side by side and one door opening beside this. The intention would be to knock through both windows and the door to make the bifold space. What do we need to consider in terms of steels/lintels? The space above is loft space. Thanks.

Best to first ask a builder to have a look as you might need a structural engineer to check it. It’s likely the brickwork between them is supporting the roof joists

I echo the other comment. Get a good builder to take a look. If steel is needed (very likely) you’ll need a structural engineer to spec this

Hi new house It looks like you are doing a really nice project and definitely as OnePlan has suggested you really need to see a professional kitchen designer. To be honest it looks like you have left it rather late! As a professional kitchen designer I suggest you go and visit 2 or 3 independent kitchen specialists, have a chat with them, see if this is the sort of project they often do. Now this is the important bit - be honest with them, tell them you want the space designed properly then get the design costed by 2 or 3 other suppliers. If they are sensible then they will suggest you pay a reasonable fee to cover their time and advice, and you get a design that's right for you and can get like for like costings - well as much as you can. You will also save a lot of time and repeating processes. In fact I had a customer in last week, they are building a beautiful German timber frame home, very modern, and they said money is tight for the internals so want to get several costings for the kitchen and other rooms. I suggested we design the space for them for a reasonable fee, they get all the alternative costs they want and then hopefully they will come back to us in the end so they will get their design fee back on the order. They emailed me yesterday and are coming in this afternoon with their house plans to discuss their requirements! New house where abouts are you in the UK? Our clients used to have a fully glazed conservatory that they found limited the light into their home. They were looking to transform this into a new extension that would create more usable space and bring more natural light into their home whilst maintaining a comfortable temperature all year round. (Image below: After) A Prime Oak Orangery was the perfect solution. By extending with a flat roof orangery they were able to avoid blocking the views from their first floor windows, whilst the glass lantern encouraged additional primary daylight and warmth in creating an ambience within the room that they were sorely missing before. However, the biggest difference was the bi-folding doors, which was a choice that they have not regretted. The original French doors they had, although helped to open up their room, encroached on the usable space due to opening inwards. Whereas, in contrast, the bi-folding doors fold outwards to one side, therefore creating more space and allowing the room to extend seamlessly out into the garden. All of our buildings are bespoke and with this particular project our expert fitting team had to hand carve the oak post so that it fit seamlessly with their existing stone wall. Hello nirajn123 You're most likely going to need planning permission, especially if you are planning a two story extension. You would also need a party wall agreement with your neighbour. They are not that complicated, if done properly with a party wall surveyor. We have a to of experience with such properties so please get in touch. If you have an estate agent type plan of you house you could share I could quickly have a look. Also you can check online to see if any of your neighbours have done a similar extension.

I'd find out what thickness of beam would you fit, and what sized doors you'd be able to install based on that, it could be that you could brick up 20cm each end, eg then have 380cm sliding door width. We have a 2 pane 350cm wide slider, ceiling height same as yours. Go for slider if you want better view, bifold only if you'll ever get chance to open them most of the year.
