Sectioning an open plan downstairs

Struggling for ideas on how to section our downstair. Currently is completely open plan and quite bare. We would like to make it feel like a more defined lounge/kitchen diner but lacking the vision to see how best to do it! Help!

Hi,

Not sure how feasible this may be as it looks as though the main drains are on the left of the property (I'm sure someone with more knowledge will be able to advise) but I would reinstate a wall where the kitchen ends and knock down the wall between the kitchen and utility to create a more private lounge space.

Depending on the dimensions and space available, I would create a utility/wc at the centre of the house and a rectangular kitchen diner at the back. I would have the kitchen on the left side and a dining space on the right with folding doors.

Now that’s a good idea, hadn’t thought about the possibility of joining kitchen and utility. Thank you for your suggestion, I’ll investigate if it’s possible :)

interesting ideas, thank you. For now we don't have the budget to move the stairs sadly but I like the idea of putting them in a cupboard upstairs! Sadly we don't have anywhere appropriate now but when we get to do the 2nd floor we can with a bit of layout change. So I think for this project we can put them in the cupboard by the wc and move them upstairs later (and either get rid of the cupboard or use it for coats/shoes).

Great project! What about an 'L' shape kitchen, a farmhouse type table could then double up as an island/extra work surface. Good luck.

I agree with OnePlan that it’s really important to get the design right for you.. and this generally takes a little more information. For example.. the amount you use your dining table may impact the best location for it and the direction the sun faces (so the warmer or brighter areas of the space) may dictate where the best seating or kitchen area should be. There is a lot to factor in when you are trying to get the *right* space for you! I personally start my design process with a in depth questionnaire which looks at all your requirements and the property itself in more detail so the layout can be tailored to you and your needs. We then come up with 3/4 designs in a 3D format which allow you to see the space and get a better feel for how it will feel and what moving around the space would be like (3D video). I think it’s important you get these requirements down, if not with a designer/concept planner, then between yourselves. Write a list of ‘wishes’ and ‘needs’ for the space – this will start to give you a good idea of the fundamentals of the design. I hope it helps. All the best with your project :) Gina

I suggest having a look at floor plans on Rightmove-if you go to house prices (ie sold rather than for sale) for roads with similar houses you can see how lots of others have reconfigured the same house. We’ve been looking at terraces with our daughter and got to know the main Manchester terrace formats- I think many with similar to your format have the stairs going to a landing with bathroom and very small 3rd bed off, then stairs continue to the other two bedrooms. As regards resale, we saw one which had dropped the 3rd bed to get a larger bathroom, but it was £25k down on the 3bed houses! I don’t think the en suite adds value, unless it is part of a good quality loft conversion- bedroom space is more valuable with this size of house. I’d definitely try to get the bathroom upstairs. If this is a home you plan to sell in the medium term, you can gauge the value of the loft conversion from the Rightmove sold prices-where we’re looking a really good one can add a significant amount to the value.

It could be something as simple as moving your dining table to opposite the kitchen and putting your sofas the other way around so the face more of the door and not the kitchen. That would give you an automatic split between the two rooms with having part of the sofa as a 'barrier' between them. At the moment everything is wrapped around the edge of the room leaving a bare space in the middle. Don't be afraid to fill the middle up.

Something like this would create a cosy area for your sofa. Along with a rug and coffee table. But still be open plan as well.

Hi Katie, here are some ideas for creating a lounge feel for your home while maintaining open spaces.

Aside from adding area rugs to spaces you want defined, adding tables and matching lamps, thematic décor and colour throughout also helps. A lounge feel can be affected by art, lighting, so dimmable lights are highly recommended. Also, providing arranging seating areas around art can make a huge difference in creating a cozy space with lots of textures from furniture and cushions.
