Comments (1)Yes you can extend 6m and keep the eaves at the party wall line at a max of 3m high, this falls under permitted development with the caveat that your local authority will liaise with all of your neighbours - if any of them are unhappy with it then it will be turned down and you would require full permission. Comments (17)Are you aware that building a 'L' shape extension will need planning permission first, this will set you back another 3-4 months. Plus Building Regs would need reapplying for. Also, from my experience conservatories only need building regs approval if they are over 30sqm; which means most conservatories are shoddy built and the foundations are unlikely to be suitable for the transformation into a proper extension. Also, the floor is unlikely to have been insulated - sorry but conservatories can be a hornets nest of problems. My advice is yes you should have a door off the hallway into the new room, cost of that should be minimal as you are only looking at using a couple of standard concrete lintels which are cheap as chips! Although I would have put the shower room at the front as the current layout means friends and visitors end up going through your kitchen to use the convenience. We also have a single storey extension with integral blinds in our 4m bifold doors...our garden is west facing meaning sun all afternoon/evening. We looked at cantilever parasols last weekend but I am just not sure...it would be upwards of £1k. Our air con is being hooked up next week so at least we will be cool when the bifolds are closed but that doesn’t solve the issue of wanting to enjoy the doors open when we want. I also looked at awnings but we have downlighters in our soffits which we wouldn’t be able to use. Decisions decision.......See MoreHU-649558176
