help for a twin room re- layout

Below is a layout of our twin room - the layout is functional, although we would like to make the most of the space more and also make the room more symmetrical.

The second layout enclosed is how the room looks now.
**the furniture drawn is not to the best scale and the room - and a lot of the roof is slanted.**

All ideas would be appreciated, many thanks.

I do like the OnePlan en-suite option but it would be very, very small for an en-suite and I'd have to dig up the floor to add another toilet, all of which can be avoided if I just leave the downstairs bathroom as it is....I have guests who stay regularly and no one has complained yet. I think this would be an unnecessary expense, love to do it but must be mindful of my budget. I definitely agree that it would be less annoying and more private for my guests to access the bathroom and their bedroom off of the hallway and not the living/dining room, so I shall try and come up with something else for coat storage. kikiamack Unfortunately there is not enough space even when making the double doors into a single to squeeze coat storage into the corner :(

And another person agreeing...DO keep the fireplace. People in the future will be grateful. It's the natural focal point, and the tiling looks original. What a gift! I love your ideas about dark colours, and the teal sofa suggestion is genius - teal references and tones with green but also subdues the effect. Two sofas is a great idea; its an elegant and efficient way to seat 4 and no-one ever wants to sit in the middle of a larger one - it makes conversation impossible. One tip is to place them NOT right against a wall if possible. Pull them into the room even if only a little way, making sure you have enough circulation space between them and a coffee table Paradoxically, space behind a sofa implies a larger room. Alternatively, and I know this works, you don't have to have a coffee table between them, but can use side tables. I also agree that a TV above a fireplace is a very bad idea. It looks unsophisticated, it's harder to change when you want a new, or no, TV, and the angle of viewing is all wrong. A big black screen is not what should dominate your sitting room - which is going to be great. How exciting to be planning your first home.

I have a probably unpopular suggestion... unless you're happy with an end design.. could you either do it in stages (I appreciate living in a building site is Never ideal) So knock out the chimneys and open up the space, but not pull out the kitchen etc. Give you a bit of time to see the space and be able to move your sofa/dining table around to try and work out what would work best in reality? Or postpone the project slightly to give yourselves the time to finalise a layout you're truly happy with +/- using OnePlan? I agree tho, realistically with that layout its stools or the sofa! Also I wondered whether the outside store space off the lean to, could be made accessible from the hallway? And then could that be the utility cupboard? Then you could use that bottom bit in your kitchen for tall units/larder cupboard/pantry/FF etc

Wow, that is terrible! I think keeping the ensuite will help with your house value and I assume you'd have people stumbling up and down the stairs at night without it so keeping a toilet upstairs is a good thing. However, it's an easy fix! By straighening the fronts of the wardrobe and bathroom door, it will calm the whole room down. Also scribe to the ceiling so you don't get that very weird gap which makes the bathroom look like it's in a cupboard! Potentially look at not having the shower and just keep the toilet and basin if you feel something needs to go. However, from the sketch, you might only need to make the wardrobe fractionally deeper to fit the shower tray in (there does look to be a very deep panel behind it from the photos so maybe not) If you want to see this sketched up so you can really get to grips with the space, it will only take a few hours and could save hundreds of pounds if you get it wrong!
