What to do with “spare” space in extension?

Hi guys, long time lurker!
Long story short, extension starting some time this month and need to let builders know what’s going where but me and the wife are stuck ♂️ we have a fair amount of empty space that needs filling but we’ve hit a hard wall in making the decision. We defo don’t want a dining table in that area as we intend on eating in the “dining room”.
Any ideas/suggestions would be really helpful!

Comments (15)is it ok to claim i am very alarmed at these developments, i post here a pic of my humble shed which i absolutely adore, its quiet and i sit and listen to birds and watch them feed. now i knew the lad next door was building a shed, but was alarmed from the start at the height, somehow it hit me today. i am thinking of selling and would this impact on any sale. the shed is built on solid cement foundations, its going to be used for furniture making. at this stage i have informed the father that i am increasingly concerned about this impact, the trees shed their leaves shortly and it will be so overpowering, even at this stage i am hugely alarmed. he says the land is higher on his side thats why the shed is tall, well its very tall! can he build so close and so intrusively, what more he wants to put windows on the side facing my wee shed!...See MorePlanning new extension - what do you think of new layout?
Comments (4)Hi Jonathandb1972, many thanks for your comments. We considered a few different options for the roof ... in the picture below is that what you mean by roof hip? I agree, there is a lot of glass in the formal lounge. This side of the house gets sun most of the day, so we're a bit torn as to whether to let the sun in or make it cosy. Maybe we need to compromise and put in standard windows rather than full height. Will have a think about that one ... Comments (11)What are other hobbies you enjoy? What kind of light does the space get? Could just have it as space to sit and chill out with a different view, of have it as a room to leave washing hanging up to dry. Comments (3)Hi Dave, Given your budget, the best bang for your buck, would be a loft conversion. Ground extensions are sooooo much more expensive as they require groundworks & foundations. Also given the angle of your garage, this is a tricky space. To bring this in, in budget - You have a great high pitch to your roof. You could run two large massive dormers down the whole length of both sides of your home on the 2nd floor conversion, which would give you full height rooms (no or few evaes to deal with) and will add another 30% of living space to your home. How to do this: Shave off a bit of space from the family bathroom to accommodate stairs (if possible) - if not enough space, may have to re-jig the layout a little bit on the 1st floor. Install a large dormer on each side of the house which extends from one side to the other. Convert the upper floor to a large master suite (master bedroom, ensuite & walk-in closets) or 2 large bedrooms with a family bathroom or an upstairs playroom-snug & large bedroom with ensuite. You can put a large window in the pitch of the roof looking towards the back garden to get great light and views to the back of the house for the master or back bedroom. You should then have enough bedrooms if you do the loft conversion to accommodate a growing family, guests & an office. If you are doubling up the function of a bedroom to a guestroom / office - a relatively low-cost, highly effective option is a hide-a-bed, (also called a Murphy bed) - which can really do the trick so you can convert the room only when your guests come to stay and otherwise it is a full-time office (an office where you don't need to work around a bed all the time). Then to if you want to make your downstairs more user-friendly and make the most of your garden, knock down all your lounge walls to create an open plan kitchen - diner - living space. Use a peice of furniture - like shelving unit or built-in cabinets (to serve as a coat closet) to partician the entrance area from the living area - which will zone but also maximize your down-stairs open-plan living area. Also if you'd like to increase the light and views to the back of the house, you can install larger sliding or concertina doors across the back of your home. (this in addition to the loft conversion may be outside of the budget you quoted already - will require rsjs or other supports as well as a new fit-out of the downstairs - so may have to be done in stages). Also a suggestion - adding a couple of small to medium sized trees at the front of your home will really add to the curb appeal. Best wishes & good luck!...See More- PRO

5 years agoI'd go for a different arrangement as I think a separate dining room is not great and the kitchen could be more spacious too. Just my opinion:-

5 years agoI hear what you're saying, but you have as you put it unused space and I think the plan could be a lot better. If you want the option of eating separately but using the space to it's best advantage, and, having the option to open out, then this would be better. ( just my opinion, and for those that know me, I do, like to have one, quite often....)

I’ve added some doors ... one on the laundry area - either a pocket door or, if required, a fire door. And one between kitchen and dining room, drawn as a pocket door using the void of the previous door, for the door slide to go.
This gives more a direct route for bringing in the food shop from the front door -if you don’t enter the house via the garage .
The recess opposite laundry area could be part shelved and part wall space for hanging stick vacuum, steam mop and other cleaning bits and bobs .
[this is an example of our C service, given FOC to this Houzzer for this dilemma, but usually chargeable at £35 per hour]

5 years agoJust demonstrating that there are loads of ways that this space can be laid out I have shown how I would do it. I think it is worth getting a designer like OnePlan to help you visualise the space because this extension practically doubles the space on the ground floor but none of the rooms increase in size you just gain extra rooms so it might be worth exploring opening up the original house to help you see the increased square footage.

5 years agoJust checked the length of a 997 is 4495mm - 5mm shorter than the garage size that you have - if you wanted to allow a bit more wiggle room - then you could shorten the island and move the tall bank up on my sketch.
