Would my side extension require planning permission?

Hi, I'm planning a single-storey side extension to the kitchen of my Edwardian semi-detached property, dimensions shown below - planned extension is in yellow. Would I need planning permission for this or would it fall under permitted development? I seem to be getting conflicting advice when doing a general search online. I've checked the council website but it's not very clear and they charge £50 just to advise. Any help in clarifying this would be much appreciated.

A semi detached house would be allowed to have a 4m deep rear extension, up to 3m tall. your extension would be 4.2m deep, so planning approval would be needed. If you are in a conservation area or similar there may be other limitations. You would be wise to pay the £50 for formal advice from the planners.

Yes, based on those dimensions you would need permission. Why don’t you ask a local tradesman round to quote for the work? They will also be able to advise regarding the other areas and potentially save you the £50.

Hello Jodie, Most welcome, I hope you saw my extension visuals too which give you a range of ideas and I like the transparency and style of the frames which lend to a feeling of open space.... The day beds are really gr8 in a room where it needs to be versatile so gr8 minds!.. The cream daybed is from ikea.. if you mean the second whiteish one with bolsters.. Something similar can be found at Loaf.. I do really like the Ikea one though as it's woven which is very nice texturally and has a really good aesthetic. and the last one which is my other favourite.. .. I think it would be rather good to have a shower element and so if not the wet room idea, you can still have something fantastic as a shower enclosure if you choose the enclosure wisely. Also you may be able to incorporate the architecture of the space in that you may be able to add a screen or something if the size fits for a walk in or other enclosed shower with single screen.. With regard to the extension you have.. you may be able to adapt it architecturally but if you like the idea of more glass then it might be better to replace altogether but of course dependent on what you choose and decide on an architectural level with the plans etc.. Budget a consideration etc.. You could though take out the existing windows and replace them with doors or bifold or sliding panels.. The arches internally are quite easy to convert to a squared off finish ie where they are situated such as the windows and doorways.. : ))

Hi Imran, Very exciting to be starting your project! I'm not going to make any suggestions on how to layout your space as I'm not an expert but having just gone through a very similar process I thought a few words of advice might be helpful? We were looking at remodelling the downstairs of our house and got structural engineers and architects involved but to be honest it was our designer who was the most help and has stopped us making a couple of silly and costly mistakes with space planning (nothing to do with colours, paint choices or curtains!!!) I would highly recommend working with someone who can do some 3D models and renders of the proposed space for you, so you can see how it will all look. Our designer was amazing and we ended up with 4 or 5 different computer generated 3D images (and YouTube videos!!!) of how the space would look as you walked around it. Not only was it amazingly helpful but she also saved us a lot of money on structural work by pointing out things that would have been costly and not really add anything to the space. I've attached a couple of pics of our space and then the 3D images she did for us. Structural work and remodelling is expensive and our designer (Gina from Create Perfect) was a fraction of what we're spending on the house (far less than I would have expected) and has been worth her weight in gold for getting the space right! I was also surprised by the amount of money we saved using her trade discounts for things like worktops, appliances, carpeting and lighting etc) We're in the middle of building work right now, so I can't post any finished pics but my advice would definitely be to spend a little bit of money now and make sure you get it right as the wrong decisions with walls and structures are mistakes you can't change without a lot more time and money! I find it quite easy from my phone ie take a snap of the layout from your phone and then when you add a comment on this thread, it gives you the option to add a photo - which is takes from your library. Just click on the pictures you want to upload (you have to do each one at a time I think) then you should see them pop up on your post.

It all depends on distance to boundary/neighbour’s house and how many other openings there are on that elevation of your property already. It’s in the fire bit of the building regulations, there are limits to how much of the wall can be openings to reduce risk of fire spreading to adjacent properties. Thanks everyone. Was hoping it'd be permitted development! Going to call an architect for advice and to draw up plans.
