Drain in front of patio door, advice please

Hi all,

We're going to be putting French doors from our kitchen into our garden, but there's a drain right in front where the doors will go (photo below). Any advice on what we do with this? Does it need to be moved? Or changed into a strip drain? Advice much appreciated. Thanks!

The pipe into the drain, what's it from? If an appliance and this is going then the drain can go. If it's a drain from a sink that is staying then the drain will need to be moved. Not a difficult job for a builder.

Thanks AGI Landscapes… The pipe's from a sink (and washing machine), but they're being moved to the other end of the kitchen, so you're right – it's not needed is it! So it can just be covered up?

I agree with darker - I think the reason the light door PP posted looks good is the style. A light colour with a modern design wouldn't have the same effect. This a Cromwellian house in Herefordshire fitted with one of our stainless steel Letterplates and the door colour looks great with the black and white. The porch timber is paler than the rest of the house timbers (you can just see the black window frame to the right) and is a modern addition but as it's still a shade of grey it all works well together. Good afternoon everyone! We are blown away by the amazing response we have had from this community, thank you everyone for your feedback. We are especially grateful to Jonathan for his valuable feedback.. the idea is genius and makes so much sense! Thank you so much Jonathan for taking out the time to help us! I have never seen my husband so impressed by an idea so much!! I have attached a couple more photos showing view of the garage from the front of the house along with the entrance gate itself into the property. I have also attached a copy of our floor plan. We would really appreciate your thoughts on what we could to with the garage and front exterior in terms of: Garage walls - What do you think about the brick work? Worth keeping, or should we clad? Garage roof - We currently have an unsightly metal sheet. We don’t want to fully rebuild but we’ve seen light weight roofing for garages which look like tiling. Any suggestions or thoughts on this? Front exterior - We’re looking to improve kerb appeal of the house from the front, any ideas welcome (cladding, paint, stone work?) Windows - these are the original single pane windows which unfortunately come with poor insulation. Any thoughts on what to do for those? Further to the front patio suggestion, is it worth installing an entrance which leads straight into the kitchen through the current ‘Study’? See floor plan. (We are planning to extend the current kitchen by a further 2.5m towards the rear garden). Any ideas, suggestions and comments will be really appreciated, thank you for your help!

Honestly...... do you keep the porch doors shut like that? If so, it's going to affect how any door behind looks. You could have the most beautiful door, but with those porch doors closed over the front it's not going to look the same. A plain, all glass door would be best. If you do keep the porch doors closed then I think you need something with no design/lines etc on it as together with the porch it's all a bit much.

Hi Hannah, First you have to get good plumber to remove the existing radiator and replace it with a tall panel radiator having similar heat rating. This can be located to the left of the room. Next get a builder to remove the existing double glazed Upvc windoe and cut out the wall below sill level on either side. Ask a window supplier to come and measure the new clear opening : overall height and width and manufacture a new French doors with over glazing panel to suit new opening or to supply and install a 2 No. panels Bi-folding doors to full height. Should you wish to have the Patio at the same level as the finish floor level of the Living Room, please make sure you incorporate a continuous threshold drain. Refer to Aquabocci drainage product.] If you want to have wider opening to what is existing, you will need to get the advice of a structural Engineer and the design and calculation of that beam will need to be submitted to your Local Building Control Department for their approval. Yes it can. Or if you want to do it properly you should remove the drain and 'U' bend and blank off the pipe, easy.
